The "My Active Clients" section in Radius helps you manage your pipeline by categorizing buyers and sellers into distinct lead stages. Each stage represents a critical milestone in the client journey and helps you stay organized, focused, and productive.
Here’s a breakdown of each lead status and how to navigate them.
🟢 New Client / Accepted
This is the first stage of the client journey.
Buyers: You’ve been introduced, but the buyer hasn’t formally started the process. They likely haven’t met with you in person or signed a buyer representation agreement yet.
Sellers: You’ve been connected, but no listing agreement has been signed or prep work started.
Suggested Actions:
Begin collecting important information.
Use the NOTES tab in the client card to document your conversations.
How to Add a Note:
Go to the NOTES tab in a client’s profile.
Type your note in the text box that appears (it will auto-stamp the date).
Click Add to save.
Use the pencil icon to edit or the trash can icon to delete.
Add more notes anytime using the Add Notes + button.
🤝 Met With Client
You've met in person and discussed expectations.
Buyers: You’ve gone over property preferences, and likely have a signed buyer rep agreement.
Sellers: You’ve discussed the home, possible renovations, and likely signed a listing agreement.
🏡 Pre-Approved / Listing Prep
Clients in this stage are ready to move forward.
Buyer Clients: Pre-approved and ready to tour homes.
You may be compiling a property shortlist from MLS or listing sites.Seller Clients: Prepping the home for market.
You might be:Staging the home
Recording a virtual tour
Coordinating renovations or upgrades
🗓️ Showings / Tours
Buyers: You’re actively showing properties and refining preferences.
Sellers: You’re hosting showings or open houses.
Set Reminders for Showings:
Go to the REMINDERS tab → Click Add Reminder +..
Optionally, connect your Google Calendar via Connect Google Calendar.
Complete the form and click Add Reminder.
You can manage reminders from the same tab using the trash icon to delete or Add Reminder + to create additional ones.
📩 Sending / Receiving Offers
Buyers: Your client has chosen a property and is ready to submit an offer. You're likely:
Drafting and sending offers
Managing negotiations and counteroffers
Sellers: You're reviewing incoming offers and advising on next steps.
📝 In Contract
Buyers: The offer was accepted! You're now helping the client move through inspections, appraisals, and paperwork.
Sellers: Your client has accepted an offer and the transaction is underway.
Tip: Be sure to stay on top of contract deadlines and document submissions.
🎉 Closed
Congratulations! The transaction has been completed.
Buyers: The home is officially theirs.
Sellers: The keys are handed over and all documents are signed.
🔄 How to Move a Client to a Different Stage
To update a client's lead status:
Click and hold the client card.
Drag it to the appropriate column/stage and release.
If moving a client to In Contract, a pop-up will prompt you to:
Click Add Contract Details
You’ll be redirected to the My Contracts tab
Upload fully executed contract documents and click Finish
Once done, the contract will appear under My Contracts.
