How do you collect the base night prices for the Competitor Rate section?

Competitor rates in Rankbreeze show the base nightly prices pulled from Airbnb listings. This FAQ explains how we get those rates, including how we handle minimum-stay rules.

How We Get Daily Base Prices

There are two key parts to how we get the daily base prices:

  1. Segmenting the calendar into intervals for easier comparison.

  2. Calculating the base nightly rate for each day within those intervals.


How We Choose Intervals

The rates displayed in Rankbreeze are based on what guests see when they enter their check-in and check-out dates on an Airbnb listing’s page.

We use a logical approach to break down the calendar into intervals that reflect how listings are typically priced.

  • When Friday requires a minimum stay of 2 nights, we'll set two booking intervals: one from Friday to Sunday, and another from Sunday to Thursday. This way, users can easily see weekend prices

  • For situations not meeting the previous condition, we default to intervals of 6 nights or less.

This structure helps highlight competitors' prices for weekdays & weekends.


Calculating Base Nightly Rates

This section explains how we calculate competitor rates, why differences may appear, and how to interpret the data.

What You’re Seeing

The competitor rates in Rankbreeze show the base nightly rate for each day, as displayed on the Airbnb listing page.


This price does not include:

  • Airbnb service fees

  • Cleaning fees

  • Taxes

  • Other additional charges


Where the Price Comes From

We gather this price in two ways:

  1. When Airbnb’s nightly price breakdown is available

    • We scrape the exact nightly rate shown in the breakdown.

  2. When the nightly breakdown is not available

    • We use the discounted price (if present), otherwise the normal listed price.

    • We then calculate the nightly rate using the formula below.

The Calculation Formula

Nightly Rate = (Total Discounted Price - Airbnb Service Fee - Cleaning Fee + Any Special Offer or Discount) ÷ Number of Nights

Example Calculations

Example 1: July 21 – July 23 (2 nights)

  • Total discounted price: $706

  • Cleaning fee: $220

  • Airbnb service fee: $87.25

  • Number of nights: 2

Step-by-step

  1. Remove cleaning and service fees:
    $706 − $220 − $87.25 = $398.75

  2. Divide by nights:
    $398.75 ÷ 2 = $199.37/night


Why the Numbers May Differ from Airbnb’s Main Price

On Airbnb’s search or listing page, the total shown often includes service fees, cleaning fees, and other costs — which can make the price look significantly higher.
Rankbreeze removes these extra costs so you can compare true base nightly rates between competitors.
