Zillow syndication statuses - and what they mean

Overview

Zillow provides real-time statuses for each listing. The table below explains what each status means and recommended next steps.

Pending syndication result

RentEngine shared the listing, but Zillow hasn’t finished processing it yet. It’s in their review process.

Normal processing time; listing just activated; first push from a new feed/connection.

Check back in 24 hours to allow Zillow to finish processing.

Not Posted – Duplicate

Zillow detected another active listing for the same unit/property and declined the RentEngine listing.

Same unit already posted directly via Zillow Rental Manager or another feed/vendor is sending it, such as the MLS or your Property Management System.

Search Zillow to find the active, duplicate listing. Remove the duplicate listing at the source and ensure only RentEngine is syndicating each unit.

Not Posted – Invalid Data

RentEngine shared the listing, but Zillow hasn’t finished processing it yet. It’s in their review process.

Normal processing time; listing just activated; first push from a new feed/connection.

Check back in 24 hours to allow Zillow to finish processing.

Not Posted – Unpaid not allowed

Zillow requires a paid advertising contract for this property/category; without it, the listing won’t be published.

Property is an apartment community with more than 24 units and thus requires a paid advertising contract

If the property is an apartment community with more than 24 units, you can set up an advertising contract here. Once you have the contract, please inform your RentEngine rep so they can connect the contract. If the property is a condo building or has fewer than 24 units, please click the "Report Listing" button in the Syndication Status report of the Intelligence tab

Not Posted – Blocked

Zillow blocked the listing from publishing due to policy, eligibility, or contract constraints.

Violations of Zillow’s listing/quality policies; property type not supported; community requires a different advertising path; repeated duplicate/conflict.

Review Zillow’s decline/eligibility guidance and Listing Quality Guidelines to ensure your property meets the requirements. Keep in mind Zillow discourages graphics in photos and may block them.

Not Posted – Deleted

The listing was removed before Zillow processed it, or Zillow removed it after publication.

The property is off-market in RentEngine or it was a Zillow policy removal.

Confirm the listing has syndication turned on in RentEngine (page 1 of the property editing flow)

Posted, except some models

For multifamily/floorplan feeds, some units/floorplans (“models”) posted while others failed validation.

Missing/invalid unit-level fields (rent/beds/baths/unit #), duplicates among floorplans, or models affected by paid-contract rules.

Audit each failed model’s required fields; ensure unique unit identifiers. If this is a large rental community, confirm required advertising agreement with Zillow. (Zillow Rental Manager)
