🕒 When Should You Raise a Demand?
Contact us as soon as any of the following situations occur — do not wait to see how things unfold. The earlier you reach out, the sooner we can start working on your case.
Your tenant has missed one or more rent payments.
A lease violation has occurred.
You need to begin the eviction process.
You anticipate needing to make a claim under the Rent Guarantee.

Your first payment is issued within 30 days of us receiving a complete submission — so the clock starts with your notification, not the default date. |
🛠️ How to Raise a Demand Through Your SingleKey Account
Raising a demand takes just a few minutes through your SingleKey account. Follow the steps below:
1 | Log Into Your SingleKey Account Go to www.singlekey.com and sign in with your email and password. |
2 | Navigate to “Rent Guarantee” Once logged in, click on "Rent Guarantee" from the top navigation menu. |
3 | Select the Relevant Property Find the property or tenant in question from your list and click "View Details." |
4 | Click “Make a Demand” Scroll to the bottom of the page and click "Make a Demand." You will be prompted to complete a short form with details about the situation. Fill this out as completely and accurately as possible — the more detail you provide, the faster we can process your case. |
5 | Submit and Wait for Our Team to Reach Out Once submitted, our Demands Department will review the details. We may contact you for additional documents or clarification. We may also reach out to the tenant directly and may request copies of all relevant communications — such as emails, text messages, or formal notices. |
✅ What Happens After You Submit?
Here is what you can expect once your demand is in:
Our Demands Department reviews your submission and reaches out if anything is needed.
Your first reimbursement is issued within 30 calendar days of us receiving a valid, complete submission.
Ongoing monthly payments are issued within 5 business days of the 1st of each month, as long as the tenant remains in default and you continue submitting monthly updates.
Once the tenant vacates, we will cover up to an additional 30 days of lost rent while you find a new tenant.
