What is Planda?
Planda is an AI tool generating planning potential reports for properties that predict the outcome of a planning application. These reports not only inform buyers of the development potential of the home they are viewing but also impress the seller, as you stand out from the competition and provide them with a more marketable house.
How does the Planda integration work?
Planda is included as part of your Street account, with no integration to setup, and has two tiers of access. Firstly when creating a valuation in Street.co.uk, a free, auto-generated Planning Potential Report from Planda is included. Secondly, you have the option of purchasing the full, non-watermarked version.
These reports are built using billions of planning records and give you an instant read on development potential, local planning trends, council decision speeds, and common reasons for refusals. They also include AI-generated recommendations for future home improvements — all tailored to the specific property.
Tier 1 (Watermarked Report)
Tier 1 of Planda is the free, Street exclusive watermarked report that can be downloaded and used to demonstrate superior property knowledge during valuations, inform valuation decisions, and help win instructions.
This is automatically generated when creating a valuation and can be accessed via the View Report button in the new Planda card on the right hand side. This card will also show on the pre-valuation, valuation and property pages.

Tier 2 (Full Report)
Tier 2 of Planda gives you the ability to purchase a full, non-watermarked version of the Planda report directly through the property record at a discounted Street partner rate of £25.
This report can be used on property listings (e.g., on Rightmove) to support the sale by highlighting development potential and could also be sold to homeowners, creating a new revenue stream for your business.
The non-watermarked Planda report can be purchased from the Create/Edit Sales Listing page, located under the Property Page > Edit > Make Available for Sale / Edit Sales Listing.
At the bottom of the sales listing details you will see the Planning Application Report toggle.
Ticking this box will purchase the report, charging you £25.
Note - After purchasing the Planning Application report, it will be published on the portals. It is not optional to show the report.
Simply save and proceed and the full, non-watermarked report will be available on the listing for buyers to view! The report will also be added to the property's documents and files page.
