Portfolio Table
The portfolio page gives you a breakdown of all of your landlords that own multiple properties. To get started head to the Property Management section on the left side bar > Portfolios.
Here you will see a table showing each landlord, the number of properties they own and their individual portfolio preferences.
Clicking on the pencil icon on the right hand side allows you to edit the preferences, choosing whether to group payments & payment advice and statements.
Landlord Portfolio Page
An individual landlord portfolio page can be accessed by clicking on the landlord's name from the portfolio page, or by clicking 'view portfolio' on the Owner page of a property.
Overview
The overview tab on the landlord portfolio page shows a breakdown of each property owned, along with their ledger and float balances as well as their portfolio group settings and preferences.
Clicking the three dots on the right of a property allows you to view the owner and tenancy ledger as well as transfer funds from that property's ledger to another property / tenancy.
Portfolio Group Settings
Within portfolio group settings you can choose whether to group payments & payment advice as well as statements.
Group Payments & Payment Advice
If Group Payments & Payment Advice is set to no, you will process each owner payment on Payments to Make separately, resulting in individually payments and payment advice being sent to the landlord.
If set to yes, when you process payments the landlord will receive one singular payment and payment advice for all properties within the group, when the payments are selected and paid at the same time.
Note - If grouping payments, it's important that you choose the correct bank account for that landlord in the Bank Account section at the bottom.
Group Statements
If Group Statement is set to no, individual monthly statements are sent for each property based on the statement frequency as set in Accounting settings or portfolio preferences.
If set to yes, a single monthly statement will be sent for all properties in the portfolio based on the statement frequency as set in Accounting settings or portfolio preferences.
Payment Advice & Statement Preferences
Within Payment Advice & Statement Preferences you can set the landlords preferences for various settings.
Payment Advice
If Payment Advice is toggled on in your Accounting settings, you can add additional emails to receive the payment advice when it's sent.
Statements
Within the Statements section, you have the option to manually set whether the landlord should receive monthly statements.
If set to off, monthly statements will not be sent to that landlord.
If set to on, you can choose the statement schedule by selecting which date monthly statements should be sent on. You also have the option of selecting the 'last day of the month' which will send the statement on the last calendar day.
Note - This setting can be used to override the monthly statement settings in Accounting settings.
You can also add additional emails to receive the statement when it's sent.
Bank Details
Within the bank details section you can view, edit or change the bank account to be used for that landlord.
