How to create and manage your sales chains, including split chains

Sales Chains

The new version of Sales Chains, including the ability to connect chains in Street and set up split chains, is currently in testing and only accessible for Street Labs agents.

Street lets you build a visual map of the sales chain so you can see every link at a glance - who is buying what, where everyone is moving next, and where the chain begins and ends. Each property in the chain shows its current status (such as For Sale, Sold STC, or Exchanged), the solicitor handling it and, for properties with other agencies, the estate agent's contact details.

Where a chain splits, for example, when a property is jointly owned and each owner is buying somewhere different, Street displays all branches together, so nothing gets lost.

Instead of chasing updates by phone and piecing the picture together yourself, you have a single view that shows the full chain in one place.

Accessing a Sales Chain

Sales chains can be accessed via the 'Chain' tab from a Sales Offer, where you'll see details of any existing chains, and from the Sales Progression page (once a sale has been agreed).

Understanding the Chain View

The sales chain is displayed as a vertical tree, with the property you opened the chain from in the centre. From here you can begin building the chain, adding onwards links for properties being bought and downward links for properties being sold.

Adding an Onward Link

To add an onward link click the + button above the property.

When adding a link you will have the option of adding an internal property, that already exists in your system and you are managing the sale of, or an external property, that does not exist in your system and where the sale is being managed by another agent.

Adding an Internal Property

When adding an internal property you can search the address and select the property that appears, with the owner details and property status.

Tip! If an internal property is for sale but does not yet have an accepted offer, you can still add it to the chain. It will appear with its current status (e.g. For Sale) and will automatically upgrade to a full chain link once an offer is accepted!

Once you select a property, Street will suggest which people connect the two properties (for example, the buyers of your property who are purchasing the onwards property). You can tick or untick these to control which owners are linked in which direction - this is how Split Chains are created in Street.

Finally you'll see the estate agent details, which will pre-populate with your details as you are managing the sale as well as the owner's solicitor details, which Street will automatically fill in for you where one is recorded. You can override this at any time, or enter external solicitor details for properties from other agencies.

You will also have the option of marking that property as the end of the chain.

When an internal link is created, that sales chain will link across every property that is part of the chain so you don't need to duplicate the chain on each property involved in the sale.

Adding an External Property

When adding an external property you would again search and select the correct address based on the database of addresses available however you also have the option of adding the property status for the link.

Tip! If needed, you can add the address manually or even add an international address.

Adding a Downward Link

Adding a downwards link works in the same way as an upward link however you also can mark it as not having a property to sell, useful if the downward link is a first time buyer for example.

Editing / Deleting a Link

To edit an existing link, first click on the property you want to edit and then click the pencil icon on the left. From here you can update the property status and estate agent contact details (for external links) and the solicitor information. The edit option also allows you to swap a property if the wrong address was added, preserving the direction and connection where possible.

To delete a link, click the bin icon instead and Street will show you a preview of which links will be affected before you confirm.

Note - Deleting a property at the end of a chain only removes that single card. it is not possible to delete a property in the middle of a chain.

Marking the End of a Chain

If an owner is not buying/selling any further property, for example, they are downsizing and moving into rented accommodation or care, you can mark them as the end of the chain when adding or editing the link.

This makes it clear to everyone viewing the chain that no further links are expected from that person.

Chain Notes

On the left hand side of the sales chain page you can add notes and select which link the note relates to from the drop down. Notes added to any link will show below in the activity stream section and will also show any key activity such as the sales memorandum being sent.

Split Chains

A split chain occurs when a property has multiple owners who are each buying a different onwards property and Street handles this automatically.

Split Chains on a Onward Link

When you add an onwards link and deselect one of the owners during the connecting people step, Street creates a second branch for the remaining owner. Both branches are shown in the chain view, with placeholder cards used for owners who do not yet have an onwards property linked.

You can view each branch of the split by clicking into the relevant property, which brings that branch into focus.

Split Chains on a Downward Link

You can also create a split chain on a downward link, for example when a property is being sold to multiple buyers who each have a separate property to sell.

To add a split chain on a downward link, first add one of the properties as the downward link as you normally would. Once the first downward link has been added, click on that property and then click the split chain arrow icon on the right hand side.

From here you can add the second property along with the owner and solicitor details as normal.

If there are more than two branches, you can add further splits by clicking the split chain arrow icon again and repeating the process.

Note - You cannot add a downwards link if it would conflict with an existing split structure. Street prevents the same property from appearing twice in a connected chain.

Converting Existing Chains in Street

When the new Sales Chains feature is enabled, any existing chains you have built using the old system will carry over as external properties. This means if you have a chain with two properties you are selling, you will need to edit/delete the external version of the property and re-add it as an internal property to connect them.
