Biometric AML
Street.co.uk AML now includes a facial recognition step, in partnership with Landmark Agent. The consumer takes a live photo on their phone in the Client App which is matched against the ID on file. The data check, the document, and the result all sit on the same contact record, ready to pull as a full audit trail in a single click. Property transactions are a high-value target for identity fraud, and biometric verification confirms the live person matches the ID before the check goes any further.

Bulk contractor instructions from certificate renewals
From the Property Compliance view, select multiple certificate-renewal jobs and instruct contractors in a single action. Each maintenance job is still created individually and linked back to its certificate. Contractors receive one consolidated email per batch rather than a separate instruction per job. Cleaner inboxes, less repetitive admin for the agent.

Client Accounting
Smart Allocate
The Allocate Funds page used to require opening, reviewing and allocating each property row individually. Smart Allocate runs off a configurable rule set: only allocate where the tenancy isn't starting or ending, where there's no NRL associated, where the property isn't in a portfolio. A single button pulls back every qualifying allocation, the agent reviews the list, and one click processes the lot. Edge cases stay excluded by configuration, not by manual checking.

Editable invoice dates
Change the invoice date on any unpaid sales or lettings invoice from a new Edit Date action in the invoice dropdown, and set a custom date upfront on one-off invoices. The PDF regenerates automatically with the updated date. The action is gated behind a new permission granted to company admins by default.
Once an invoice has been created, you can edit the invoice date from either the property invoice table or from the main invoices table, from the left side panel, by clicking the three dot menu on the right of the invoice and select 'Edit Date'.
Note - To edit invoice dates, you will need a role with the permission 'Allow this user to set the invoice date when creating one-off sales/lettings invoices and to edit the invoice date afterwards' enabled. For more information, see our Roles and Permissions help article.
Sales & Lettings
Sales Offers Audit report
A new report that shows every sales offer across your network in one place. See relay status (whether each offer was sent to the vendor), buyer and seller email availability, and filter by date range, offer status, relay status, and contact completeness. The fastest way to spot communication gaps, catch unrelayed offers, and keep more deals moving.
Head to the reporting section and look for the Sales Offer Audit report.
Match emails on scheduled price reductions
A new setting that automatically fires a match email to applicants the moment a scheduled price reduction goes live. Set it once, and the right buyers hear about the new price the day it drops, no manual chasing.
Head to your branch settings > property matching > look for the "Trigger applicant match email from scheduled price reduction" toggle. If enabled, applying a scheduled price reduction will automatically match and email applicable applicants.

Buyer and seller fall-through notifications
When a sale falls through, buyers and sellers can now be emailed automatically at the same time as solicitors. Network admins enable the feature in Notification Preferences under the "Sales" tab, and a "Notify buyer & seller" checkbox appears on the fall-through form. Templates are fully customisable. If a buyer or seller has no email on file, a todo is automatically created so the agent can follow up.
From settings > branch / company settings > notification preferences > sales > you can toggle on/off the buyer and seller fallen through notifications.
Full-text address search
Address search now accepts any part of an address (house number, street, post town or postcode), with matching addresses appearing in the dropdown as you type. No need to enter a full postcode and click search before seeing results. Each result shows the post town and postcode, so the right match is easier to spot.
Clearer ownership changes
Ownership changes are consolidated into one modal with two clear paths: Edit current ownership (non-destructive, keeps history) or Property sold (removes current owners and creates a new ownership record). The destructive route requires the agent to type "Replace owner" to confirm. Multi-owner properties are handled in a single step. Owner cards now show distinct edit and delete icons.
From the property page, go to edit > change owner.
If the owners are simply incorrect, you can choose 'edit current ownership' to update their details. However if the property has been sold outside of your agency, you can use the 'property sold - replace the owner' option to create a brand new owner card for that property, replacing the old owner with the new.
Online viewings respect travel-time buffer settings
Online viewing slots now honour your agent travel-time buffer settings, so you don't end up double-booked on the road.
Head to your branch settings > Street app & portal > online bookings > global settings. Here you can set a travel time buffer to add on to the pre-calculated travel time for viewings.

When creating a person record in Street, you'll the fields for both Date of Birth and National Insurance Number.
"On Order" filter on the EPCs table
Quickly surface every EPC currently on order and spot what you're waiting on.
From the Property Management section on the left side bar, click into Compliance and then select the EPCs tab. From here you can filter by the state 'On Order' to see all EPCs marked as on order.

Email status on the Renters' Rights Act Conversion email report
Failed sends are now visible on the report, so you can track and resend with confidence.
From the reporting section, head to the Converted Tenancies Report, where you can filter by the email status 'failed' to see any failed emails.

Decimal valuation percentages
Use the exact percentage you've agreed with the vendor, no rounding.
When completing a valuation report in the agent app, you can now enter the exact % fee including decimal places.
Consumer App
Auto-share safety compliance certificates with landlords
New safety certificates are automatically shared with landlords on the app and web. No chasing, no forwarding.
When a safety certificate is created on a property, and the certificate file itself is uploaded, landlords can access the safety certificate file from their property's documents tab.
"Feedback requested" timestamp on completed viewings
Sellers and landlords can now see exactly when feedback was asked for on a completed viewing.
If you use the 'send reminder' option on the viewing feedback card in Street, this will show in the seller / landlord account, highlighting the date you sent the reminder.
