How to add and setup letting service levels in Street

Lettings Service Levels

Lettings Service Levels allow you to customise the services you present to your customers so that when you are listing a property you can determine exactly which service the Landlord has instructed you to perform.

When Onboarding your agency, you will need to add your Lettings Service Levels. These will appear in consumer-facing areas including the market appraisal report and will also be included in your team members' dashboards.

To get started, head to Settings (on the left side panel, at the bottom) > Company Settings> Lettings Service Levels.

Note - To access the lettings service level settings you will need to be a Company admin and have a role with the permission 'Allow this user to manage lettings service levels' enabled.

Adding a new Service Level

To add a new Service Level click the '+ Service Level' button at the top right.

Details

Firstly you need to select the service level type, choosing between Let Only, Rent Collection, Fully Managed, and Other. It's extremely important that the correct type is selected here as this will be used in various places including reporting, property status and settings.

Next give your service level a name, for example Tenant Find Only or Premium Management, and a description. CLARIFY WHERE THESE SHOW

The 'active' toggle can be used to show or hide the service level. When creating a new service level you should keep this toggled on, however if you had an existing service level that you wanted to hide, you could untick this toggle to prevent it an option when creating a valuation, instruction or tenancy.

If you untick the 'active' toggle on a lettings service level that is already in use, it will not affect any valuations or tenancies etc that are using it. It will just prevent it from being selected on new valuations and tenancies.

Note - It is not possible to delete a letting service level. You should instead untick the 'active' toggle to hide it from being selected in future.

Features

Within the features section you can list any key features that service level includes such as accompanied viewings, photography, safety certificate renewals and more.


Fees

Finally in the fees section you can add your management and upfront fees for that service level, choosing between a fixed fee or % fee.

Note - If choosing a % fee, it is based on the one-off rent charge at the start of the tenancy. It is not possible to charge rent monthly but have the valuation show the upfront fee as a % of the yearly rent for example.

Additionally, if you have the VAT registered feature toggled on in your company general settings, you will also see the option to choose whether the fee is inclusive or exclusive of VAT.

With all details added, click the 'Add Service Level' button to save the service level.

Editing an existing service level

To edit an existing service level, head back to the lettings service levels table and click into a service level.


From here you can edit any of the details, including marking the service level as inactive by un-ticking the 'active' box.

With your service levels created you can now select them when sending a valuation report, accepting an instruction and creating a tenancy.
