Using the Pipeline to track and close deals

The Deal Pipeline is where deals actually get closed. It's a Kanban-style board that shows every property you're working on and where each one stands. If you've been finding leads but losing track of where each conversation went, the Pipeline solves that.

This is one of the most underused features in The Invest Nest, and it's also where the platform's biggest payoff lives. Once you start running deals through the Pipeline, the rest of the workflow clicks into place.

How to open your Pipeline

Click Deal Pipeline in the left sidebar. You can also click the Deal Pipeline widget on your dashboard to jump straight in.

The 6 default stages

When you first open your Pipeline, you'll see six columns set up as a default deal flow:

  1. Recently Viewed. Any property you've opened the detail view on lands here automatically. Think of it as your "looked at this, decide later" bucket

  2. Qualified. Properties you've actively added to your pipeline as worth pursuing

  3. Meeting Scheduled. You've connected with the seller and have a meeting on the calendar

  4. Making Offer. You've prepared and submitted an offer

  5. Negotiating. Back and forth on price or terms

  6. Under Contract. Offer accepted, deal under contract until closing

You can move properties between stages by dragging and dropping them. Counts at the top of each column update automatically.

Adding a property to your Pipeline

There are a few ways to get a property into the Pipeline:

  • From property detail. Open any property and click the action dropdown, then Add to Pipeline. It lands in Qualified

  • From a list. In a list view, use the three-dot menu on any property and select Move to Pipeline

  • In bulk. Select multiple properties in a list, click Bulk Actions, then Move to Pipeline

  • Automatically. Just opening a property's detail view adds it to Recently Viewed

Customizing your stages

Your deal flow probably doesn't match the defaults exactly. You can customize the Pipeline to fit your process.

Click the three-dot menu at the top of any stage to: - Rename Stage. Change the column label - Add New Stage to Right. Insert a new column to the right - Add New Stage to Left. Insert a new column to the left - Move Stage Left. Reorder - Move Stage Right. Reorder - Delete Stage. Remove the column (properties move to Archive)

A few rules to know: - The first two columns (Recently Viewed and Qualified) are locked. You can't rename, move, or delete them - You can have up to 10-15 stages total. Beyond that, the board gets unwieldy

Common custom stages investors add: - Initial Contact between Qualified and Meeting Scheduled - Due Diligence between Under Contract and a "Closed" column - Inspection Period for clarity during the contract phase

When a deal closes

When a deal goes from Under Contract to actually closed, drag the property from the Pipeline to the Portfolio folder icon at the top of the board. This moves the property to your Portfolio view, where you can keep track of properties you own.

Portfolio is your folder for owned properties. It doesn't track financial performance over time (yet) but it keeps a clean record of what you've closed and lets you keep notes and reports tied to each property.

When a deal dies

Not every property pans out. Sellers go cold, numbers don't work, you find a better deal. When you want to clear a property out of your Pipeline, drag it to Archive.

Archive isn't deletion. The property stays accessible in case you ever want to revisit it. There's no true delete in The Invest Nest by design, so you can always pull a property back if circumstances change.

A few tips for getting value out of the Pipeline

  • Move properties as soon as the status changes. The Pipeline only works if it reflects reality. Five minutes of housekeeping a day keeps it accurate

  • Use the Recently Viewed column as a triage queue. Anything you opened but haven't decided on lands there. Once a week, decide: move to Qualified or Archive

  • Customize early. Don't try to force your process into the default stages. Spend 10 minutes setting up columns that match how you actually work

  • Combine with Notes. Open any property in the Pipeline to add notes (call summaries, seller motivation, comp research). Notes stay tied to the property forever
