The Invest Nest covers more than 150 million US properties. Each property record shows public record and market data, and a skip trace adds the owner's contact information.
On a property record
Open any property to see its record. The tabs across the top jump to each section:
Owner: whether the owner lives there, and the owner's other holdings: properties owned, portfolio value, equity, and mortgage. The owner's name, type of ownership, how long they've owned it, and their mailing address show after a skip trace.
Identity: address, county, APN, subdivision, and flood zone.
Property: type, year built, beds and baths, building and lot size, construction, condition, heating and cooling, garage, basement, and amenities.
Valuation: estimated value, equity, loan to value, price per square foot, and estimated rent where available.
Comps: recent sales nearby, with beds, baths, size, year built, value, and sale price.
Taxes: assessed value and annual taxes.
Mortgage: estimated balance and monthly payment, open mortgages, and mortgage history with lender, amount, loan type, and rate.
Sales: sale history, including cash and investor purchases.
Distress: pre-foreclosure, foreclosure and auction records, vacancy, inheritance, probate, liens, and judgments.
Market: neighborhood, median income, MLS status and history, typical area rents by home size, and nearby schools.
Reports: analyses you've saved with the returns calculator.
Each record shows the date of its data, under Data as of.
Estimated rent
Estimated rent is the typical rent for a home of that size in the area, from HUD's fair market rents. The Market tab shows the area's typical rent for each home size.
What a skip trace adds
Phone numbers, with mobile or landline, the year each was last seen, whether it belongs to the owner or a resident, an activity score, and a DNC tag on any number our data provider flags as on the National Do Not Call Registry
Email addresses
The owner's mailing address
Age and gender, when available
Other people tied to the owner, such as a co-owner
Linked properties: other properties tied to the same owner
You're charged one skip trace when the owner is found. If no owner is found, it costs nothing. See How skip trace works for more.
