What data does The Invest Nest provide?
The Invest Nest gives you access to a database of over 150 million US properties, plus the contact information that goes with them. This article covers what's in our data, where it comes from, how often it updates, and what we don't have.
Property data
For each of the 150 million+ properties in our database, you can see:
Ownership
Owner name (individual, business, trust, or bank)
Owner mailing address
Owner type and entity structure
Whether the owner is in-state, out-of-state, absentee, or owns multiple properties
Years of ownership
Property details
Property type (single-family, multi-family, condo, mobile home, land, other)
Bedrooms and bathrooms
Square footage
Lot size
Year built
Stories and units
Features like pool, basement, garage, attic, HOA
Financial data
Estimated property value
Estimated equity in dollars and percentage
Property tax history and amounts
Tax delinquency status and tax liens
Mortgage and loan data
Outstanding mortgage amount
Loan type (Conventional, FHA, VA, USDA, and 30+ others)
Number of open mortgages
Whether the loan is adjustable rate, assumable, or free and clear
Sales history (MLS)
Last sale date and price
Current MLS status (Active, Pending, Sold, Cancelled)
Historical sales transactions
Foreclosure data
Pre-foreclosure and foreclosure status

Skip trace data
Skip tracing pulls owner contact information so you can actually reach the people behind the properties. Each successful skip trace returns:
Phone numbers. Tagged as mobile or landline
Email addresses. Verified contact emails
Owner age and gender (where available)
Linked properties. Other properties the same owner has connections to
Skip trace is unlocked at Premium and counts toward your monthly skip trace allowance. You can skip trace one property at a time from the property detail view or from the list view.
Where the data comes from
We partner with RealEstateAPI, one of the largest real estate data providers in the country. They aggregate from public records, MLS feeds, county records, and validated contact databases. This is the same data infrastructure that powers many of the larger players in the real estate investing software space.
Using a single high-quality provider lets us focus on building the workflow tools (filtering, lists, pipeline, calculator) on top of trusted data, rather than building data infrastructure from scratch.
How often the data updates
Property records, ownership, and tax data. Refreshed regularly through our partner. Most fields are accurate to within the last few weeks
MLS data. Updated frequently but not real-time. There can be a small lag (hours to a day) between an MLS change and our database reflecting it
Cached data. Properties you've already pulled get cached for up to 100 days to keep your experience fast and reduce duplicate API costs. If you want fresh data on an older lookup, you can re-search the property
Skip trace results. Returned live at the moment you run a skip trace. Contact databases evolve constantly, so a skip trace today may return slightly different results than the same property six months from now
What we don't have
We're upfront about the limits of any data set. Here's what The Invest Nest doesn't currently provide:
Fully real-time MLS data. If you need up-to-the-minute MLS access, you'll want a Realtor account on your local MLS directly
Off-market deals exclusive to other platforms. Some platforms have proprietary off-market lists from their own networks. We don't aggregate from competitor exclusives
Verified rental income data. We don't currently provide rent estimates or rent comps
Detailed permit and code violation history. Available through specialized tools, not currently in our data set
Auction data. We provide pre-foreclosure and foreclosure status but not auction listings specifically
Data accuracy and what to verify
Real estate data, even from the best providers, has a small margin of error. We recommend:
Verifying owner contact info before mailing or calling at scale. A small batch test (say, 10 properties) confirms quality before sending 1,000 letters
Cross-referencing tax and value data with the county assessor for high-value deals
Confirming MLS status with a Realtor before making offers, since MLS status can change quickly
For 95%+ of use cases (lead generation, list building, initial outreach), the data is accurate enough to drive real deal flow. For closing or contract decisions, layer in additional verification.
