How to import a list and bulk skip trace

Already have a spreadsheet of properties you want to research? You can import it directly into The Invest Nest, match your addresses to our database, and then skip trace them to pull owner contact info.

List import is available on both trial and Premium. Imported properties draw from your saved-leads allowance (100 during trial, 5,000 a month on Premium), so a large file imports up to your remaining allowance.

What file types we accept

  • CSV (.csv)

  • Excel (.xls)

  • Excel (.xlsx)

Your file needs at least one column with property addresses. The cleaner the address, the better the match rate.

Step-by-step: import your list

  1. From the dashboard, click My Lists (or use the Lists tab in the side nav).

  2. Click Import List, or drag your file directly onto the upload zone.

  3. On the mapping screen, pick the column from your file that contains the property address. We'll use that to match each row to a property in our database.

  4. Click Continue. We'll process each address and show you a status next to each row: - In progress: still being matched - Found: matched to a property in our database - Error: we couldn't find a match (usually a typo, missing city, or unusual format)

  5. For any rows marked Error, click the pencil icon to Edit Address, fix the formatting (add the city, fix the zip, etc.), and re-run the match.

  6. When you're happy with the results, choose: - Save as new list (give it a name), or - Add to an existing list

That's it. Your properties are now in your list, ready for skip tracing.

How to skip trace your imported list

Once your list is in, open it from the Lists page. You'll see all your properties in a table view.

To skip trace a single property, click the Skip Trace button on that row. The owner's phone numbers and email addresses appear right in the row when the trace finishes.

To bulk skip trace, select the rows you want (or select all) and click Skip Trace Selected. The job runs in the background and results fill into each row as they finish.

Tips for a clean import

  • Use full addresses when possible (street, city, state, zip).

  • For land or APN-based searches, include the county and APN in separate columns and pick whichever column gives the best match.

  • If you keep getting errors on the same property, it may not be in our database yet. Try searching for it manually in Property Search to confirm.
