How to search properties
The Invest Nest gives you two ways to search: a quick search bar from the dashboard, and a full search interface with filters and a map view. Here's how each one works.
What you can search by
You can search by any of the following:
Address (e.g., 123 Main St, Austin, TX)
County (e.g., Travis County, TX)
City (e.g., Phoenix, AZ)
State (e.g., Florida)
Zip code (e.g., 75201)
APN (Assessor's Parcel Number, useful for land)
Use my current location (one click, uses your device's GPS)
The search bar reads what you type and figures out what kind of search you mean. If it's ambiguous, it'll show you a dropdown to pick from.
Quick search from the dashboard
Log in. You'll land on the dashboard.
In the Quick Search widget at the top, type your address, county, city, state, zip, or APN.
Press Enter or click a suggestion. You'll be taken to the full search results page.
The Quick Search widget also shows your Recent Searches and any Pipelines you've created, so you can jump back into work fast.
Full property search
For deeper searching with filters and the map view, use the main Property Search page (in the side nav).
Set your location first. This is the most important step. Use the location bar at the top to enter an address, county, city, state, zip, or click Use my current location.
Once a location is set, the map zooms in and you'll see properties pinned. Filters become available on the left side.
Apply Nest Leads (one-click filters like High Equity, Vacant, Absentee Owner, Pre-Probate) or open All Filters for fine control over property type, ownership, financials, sale history, foreclosure, and mortgage details.
Click any property pin or property card to open the detail panel with full info.
Why filters are disabled before you set a location
Filters are intentionally locked until you tell us where to search. This keeps results relevant. If you opened a 100+ filter panel and applied "High Equity + Vacant" without a location, the system would have no boundary to search inside.
Set your location first, then layer in filters.
What if I can't find a property?
Some properties aren't in the database yet (especially raw land without a street number, very new builds, or rural parcels). If a search by address doesn't return results, try searching by APN, by the closest cross street, or by the surrounding zip code and zooming in on the map.
