Why this matters
Airbnb has a strict policy regarding messaging and shared link content, especially if it promotes guests booking outside of Airbnb or asks for contact details for marketing purposes.
To ensure your listings remain compliant and avoid being delisted, please follow the guidelines below.
What's changed?
Airbnb's AI system now actively scans:
Links shared through Airbnb messaging
Messages sent to guests
Content inside digital guidebooks
If your guidebook contains sections that are in breach of Airbnb policy, your listing could be delisted.
⚠️ Examples of non-compliant content:
Promoting alternative booking platforms
“Book again” sections suggesting direct bookings
Asking for guest contact details for marketing

2. Check how you share your guide
Ask yourself:
Do you use the Airbnb integration and send messages using Airbnb templates in Message Hub?
Do you manually send your guide link through Airbnb messaging?
👉 If you answered Yes to either of the above, you should consider reviewing your setup carefully and use the OTA Compliance Settings to modify the features and/or content in your guide to remain compliant with Airbnb policy (see below).

This allows you to:
Modify features and content in your guide
Hide or adjust sections that may not comply with Airbnb policy
Safely share your guide with Airbnb guests

Alternatives to Airbnb messaging
How you share your guide depends on how your account is set up.
1. Send your guide using Message Hub (manual or automated)
You can send your guide directly from Touch Stay using Message Hub templates:
Email templates
SMS templates
This allows you to:
Share your guide manually or automatically
Control exactly what your guests receive
Avoid Airbnb messaging restrictions

2. Using a Property Management System integration - PMS (e.g. Hostaway, Guesty, etc.)
If you are connected to a PMS:
Your reservations sync automatically
You can still use Message Hub to send your guide
👉 In this case, you can use OTA Compliance Settings to automatically adjust your guide content based on how it’s shared. This helps ensure your guide remains compliant without needing to manually edit content.

3. Using the Airbnb integration
If you are connected to the Touch Stay - Airbnb integration:
You can send your guide through Airbnb message templates
Your guide link can be included in those messages
