How Partial Payments Work for Your Lease

Renting to roommates? This article will show you how to manage partial payments for your lease.

By default, partial payments are already turned on for every lease. This means your renters can choose to pay less than the full charge amount.

You can update this setting at any time if you’d prefer to disable partial payments.

When partial payments are enabled:

  • Renters can enter the specific amount they’d like to pay.

  • Any remaining balance will continue to appear on your Payments page and on the lease, as well as in your renters’ payment view.

TurboTip: Renters can never pay more than the total charge. They can only reduce the payment amount.


How to Update Partial Payment Settings

Step 1: Log in to your account and go to the Leases tab.

Step 2: Select the lease you want to update, then click Edit in the top-right corner of the page to open Lease Settings.

Step 3: Scroll down to the Payments section to manage partial payment options.

  • Can I enable partial payments temporarily? Yes, you can enable partial payments temporarily by turning on the setting in the lease profile and disabling it once the partial payment is complete.

  • Can I restrict partial payments to back rent only? No, the partial payment setting applies lease-wide and cannot be limited to specific charges.

  • What happens if partial payments are disabled? Tenants must pay the full amount of the oldest outstanding charge before addressing newer charges.
