Your application has been marked as Denied, which means the review process has been completed and a final decision has been made.

We understand this can be disappointing — this article explains the possible reasons for denial and what steps you can take next.

Why Your Application May Have Been Denied

There are several possible reasons your application may be in a Denied status:

1. Denial Due to Timeout (7 Days)

Your application may be denied if you didn’t provide the requested documents or information within our timeframe.

2. Denial Due to Fraudulent or Modified Documents

Your application may be denied if any documents submitted are altered, incomplete, or flagged for potential fraud.

When this occurs, Two Dots routes your application to our Dispute Team for further review.

3. Denial Due to Unverified Offer Letter

This happens when Two Dots cannot verify your offer letter through reliable or independent sources. In some cases, the document may also be flagged for potential fraud.

If you’d like to dispute the decision, contact our Dispute Team for further review.

4. Denial Due to Low Income

Your application may be denied if the verified income does not meet the property’s required rent-to-income ratio, or if the income reported in your documents is lower than expected.

Next Step:

Please reach out to your Leasing Agent for assistance or to explore adding a guarantor or co-applicant, if applicable.

5. Denial Due to Applicant Withdrawal

If you requested to withdraw your application, it will be marked as Denied.

In these cases, your Leasing Agent can request to reopen the application if needed.

6. Denial Based on Property Manager Decision

In some cases, an application may be denied based on a Property Manager’s decision — for example, if they are no longer considering the application for that property.

Next Step:

If your Leasing Agent requests it, the application can be reopened for review.
