Handling Applicants with Housing Vouchers, Stipends, or Assistance Programs

This guide explains what you need to know when working with applicants who use housing vouchers, leasing bonds, or other rental assistance programs.

Section 8 Housing Vouchers

When an applicant selects “Housing Voucher” in the Two Dots app:

  • The system will automatically set the application to a Manual Review status.

  • This means you are responsible for reviewing and verifying the housing voucher directly on your end.

  • Two Dots will no longer perform income verification for these cases.

What You Should Do:

  • Make sure the housing voucher document is uploaded to the application.

  • If the applicant mistakenly selected “Housing Voucher,” they can unselect the tile in the Two Dots app and proceed with another income verification type by selecting the tile that applies.

  • If you want Two Dots to verify their income (via paystubs, bank statements, or bank link), please reach out to support@twodots.net and make the request.

  • If the applicant did not declare a housing voucher but you have their document, please upload it to the application or contact support@twodots.net so the Two Dots team can upload it and update the report accordingly.

Applications with Housing Related Stipends

Two Dots will also set an application to Manual Review if the applicant uploads any of the following stipend types:

  • School Housing Stipend

  • Military Housing Stipend

In these cases, you should review the documents and make the final determination based on your property policies.

Special Programs (Leasing Bonds/Guarantors Programs)

Some applicants may use a rental bond or guarantor program to qualify for a unit. These are rare but legitimate assistance types.

Common examples include:

  • The Guarantors Program (theguarantors.com)

  • Liberty Mutual Rent Program

What You Should Do:

  • Ensure the leasing bond document is uploaded to the application.

  • Once uploaded, Two Dots will set the application to Manual Review.

  • Review the uploaded bond and proceed based on your property’s internal guidelines.

Applicants with Other Income Sources

If the applicant also provides other income documents (e.g., paystubs, bank statements, bank link, tax transcripts, or assets):

  • The application will be in “Approved” status if their verified income meets the rent requirement.

  • If income is below the requirement, Two Dots will move the application to Manual Review.

Important Note: Even when Two Dots lifts income verification, we will still handle:

  • ID verification

  • SSN verification

  • 360 screening (for 360 clients only)
