What Is a Roommate Add-On?

A roommate add-on occurs when an additional applicant is added to an existing rental application already submitted by current residents.

Once the leasing team adds the new roommate, the agent must sync the application on their end to ensure that:

  • The added applicant appears correctly in Two Dots, and

  • The applicant receives their Two Dots link to complete their verification steps.

This syncing process ensures that all parties are accurately reflected within the application and that no verification steps are missed.

Verification Requirements for Roommate Add-Ons

The verification steps required for a new roommate depend on whether the original residents have already been approved and whether the property is a 360 client.

If Current Residents Are Already Approved

When existing residents have already been approved in Two Dots:

  • The new roommate must complete ID Verification and SSN Verification only.

  • 360 clients: The new roommate must also undergo credit, criminal, and eviction screening.

If Current Residents Are Not Yet Approved

If the primary applicant(s) are still pending approval when adding a co-applicant:

  • The new roommate must complete Income Verification, ID Verification, and SSN Verification.

  • 360 clients: The new roommate also requires credit, criminal, and eviction screening.

If the New Roommate Is Added as a Guarantor

Guarantors always undergo full verification because their income, not the resident’s, is used to qualify the application.

Guarantors must complete:

  • Income Verification

  • ID Verification

  • SSN Verification

  • 360 clients: Credit, criminal, and eviction screening is also required.

Special Scenario — When the Roommate Fails to Sync

In some cases, a newly added roommate does not sync correctly with Two Dots. When this happens, the applicant does not receive an automated Two Dots link to begin verification.

In these cases:

  • Two Dots completes the verification manually.

  • The team contacts the applicant directly via email to request the required documents or information.

  • Once verification is completed, the leasing agent receives an update confirming approval or outlining any next steps.

Why This Is Important

Understanding how roommate add-ons work helps leasing agents manage shared applications efficiently and avoid unnecessary delays. By ensuring that each new applicant is properly synced and verified, properties can:
