"Exclude Outliers" is an UpTick feature that allows you as the user to define the threshold for what you would like the tool to consider an outlier (a market comp outside a reasonable comparable range).

How Do I Exclude Outliers by the Average Price?

To exclude outliers by average price, take the following steps:

1. Click "Exclude Outliers."

2. Check the "Exclude Outliers" box and select "Average Price" from the drop-down.

3. Select a number of listings to average; we suggest 3-4 listings for this field.

4. Choose a price difference percentage to define your threshold for outliers; we suggest a value of 8-12% for this field.

How Do I Exclude Outliers by the 'X' Lowest?

To exclude outliers by "X" lowest, take the following steps:

1. Click "Exclude Outliers."

2. Check the "Exclude Outliers" box and select "X Lowest" from the drop-down.

3. Select a listing rank (i.e. 4th lowest listing).

4. Choose a price difference: the percentage or dollar amount that your outlier threshold will deviate from your listing rank (i.e. 12% below your listing rank).
