Search Engine Optimisation (SEO)

Updated over a month ago

This outlines the key strategies and daily habits to improve your Airbnb listing’s visibility through Search Engine Optimization (SEO) on the Airbnb platform and beyond.

Why This Matters

Better SEO means higher placement in Airbnb search results, leading to more views, more bookings, and higher revenue. Many of Airbnb’s top-performing listings rely on daily actions and excellent guest communication to stay ahead of the algorithm.

What You Need

  • Access to Airbnb host account

  • Daily availability to manage pricing and guest messages

  • Airbnb listing with photos, descriptions, and calendar set up

  • Social media presence (optional but beneficial)

Steps

1. Respond to Every Inquiry Immediately

  • Maintain a 100% response rate and respond within 5 minutes.

  • This is one of the most important SEO factors on Airbnb.

2. Update Calendar Pricing Daily

  • Change pricing 3 times a day by $1–$3 to show activity.

  • Increase prices 1.5–2x for holidays and special events.

  • Apply a 10% discount for last-minute bookings (especially 0–3 days out).

3. Enable Instant Booking

  • Turn on Instant Book to get higher placement.

  • Limit to guests with positive reviews only (via Airbnb’s filter settings).

4. Promote on Social Media

  • Share listings on Facebook, Instagram, TikTok, or your own website.

  • Link back to your Airbnb profile or listing.

5. Get Consistent 5-Star Reviews

  • Send proactive guest check-in and check-up messages:

After Check-in (within 2–3 hours):

Hi [Guest First Name],

I hope that you've settled in all right and that you're experiencing a 5-star stay :)

Please let me know if there's anything you need or if I can assist you in any way.

All the best and enjoy your stay!
—Carstin

Day 2 (if multi-night stay):

Hi [Guest First Name],

I hope you had a great day and continue to experience a 5-star stay :)

Let me know if there's anything I can do to make it even better.

All the best,
—Carstin

After Check-out:

Hi [Guest First Name],

It was a pleasure hosting you! Before you leave a review, please let us know if you have any feedback so we can improve.

We wish you all the best! :)
—Carstin

6. Create a Guidebook

  • Include local recommendations, check-in instructions, Wi-Fi info, etc.

  • Airbnb provides a built-in Guidebook feature under your listing tools.

7. Add Captions to All Photos

  • Describe what the photo shows (e.g., “Bright Living Room with Smart TV”).

8. Swap Listing Photos Daily

  • Change the order of photos daily to signal activity to Airbnb’s algorithm.

9. Complete Every Section of Your Listing

  • Don’t leave any blank fields—fill out amenities, safety, space details, etc.

10. Maximize Conversion Rate

  • Turn inquiries into bookings—even off-platform if necessary.

  • If a guest asks for a discount, use Airbnb app to check exact pricing and match it if possible.

11. Never Decline Bookings

  • Declining negatively impacts your search ranking. Always accept or pre-approve when appropriate.

12. Offer a 20% Discount for New Listings

  • Airbnb gives your new listings a temporary SEO boost. Add a discount to maximize early momentum.

13. Encourage Long-Term Bookings

  • Promote 30+ night stays.

  • Book last night via Airbnb to activate AirCover protection.

14. Profile Optimization

  • Use a friendly profile photo (a woman’s picture or company logo often converts better).
