House Rules for Multifamily Apartments (Background Check needed)

☆ BACKGROUND CHECK & GOVERNMENT ID REQUIRED TO CHECK IN ☆

➤Check-in: Flexible after 4 pm

➤Check-out: 11 AM

➤Quiet Hours: 9 PM - 10 AM on weeknights and weekends


We strictly enforce our house rules to maintain a high-quality experience for both our guests and other residents in the building. Immediate measures will be taken in response to any violations, including parties, large unauthorized gatherings, or smoking. Any breach of these rules will result in associated fees (minimum $1000 from the building) and enforcement actions, which may involve authorities and/or private security services that we have set in place that will take immediate action.


Please note, these policies are in place not to intimidate but to protect the experience of our everyday guests, ensuring their safety, comfort, and the overall integrity of the property.

If you have no plan on violating any of these policies, then you have absolutely nothing at all to worry about! We are on your side and here to look out for you!🙂

🚭NO SMOKING 》Smoking indoors will result in a $500.00 fine. Removing smoke smell and nicotine from the walls is an extremely time-intensive process.

🐕 PETS 》Pets must be registered before check-in. Evidence of unregistered pets will result in a $500.00 fine charged to guests.


We may ask for vaccination records.

1 pet no more than 25 - 35 lbs

We do not allow the following breeds: Akita, Alaskan Malamute, Bulldogs (except French Bulldogs), Chows, Dalmatian, Doberman Pinscher, Dogo Argintino, German Shepherd, Great Danes, Siberian Husky, Pit Bull, Mastiffs, Presa Canario, Rottweiler, St. Bernard, Staffordshire Bull Terrier, American Staffordshire Terrior, Wolf hybrid, and mixed breeds including any of the above breeds.

🐶 PET ETIQUETTE 》 Pet rules must be respected. Pets shall only potty outdoors and/or in the designated areas in the community. Guests found disrespecting the community policies may be fined and/or may have their reservation cancelled without refund.

🚫🎉 NO PARTIES 》 There is a $1000.00 surcharge charged to groups that are deceitful about the use of the unit. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without a refund. If the Smoke and Noise Detection device located in the unit is unplugged, there will be an additional fine of $250.00.

🚗 PARKING 》
All registered guest vehicles must be parked behind the gate and on the second floor of the parking garage.

  • Only one vehicle per unit is allowed in the community at any given time for visitors.

  • Do not park in reserved spaces—vehicles in reserved spots will be towed at the owner’s expense.

  • If you choose to park elsewhere and your vehicle is towed, Magnolia Galleria is not responsible. Please contact your host for assistance.

🚷 NO UNREGISTERED GUESTS》 All guests must be registered for liability purposes.

➤A surcharge of $350.00 per undeclared guest per night will be applied for each unapproved guest. Our cleaners and inventory are scheduled and prepared according to the number of guests occupying the unit.**

🎦 SECURITY CAMERA 》 Under no circumstances is the security camera to be removed or disabled in any way that is found on the outer door frame of the unit. This is a stipulation and requirement from building management for our units, and the camera must be functional at all times. Any cameras removed or disabled will be considered a violation of the booking, and a fine of $500 is applicable. This security camera captures activity outside of the unit only.

🕙 CHECK-OUT TIMES 》 Check-out times are firm unless scheduled and confirmed 24 hours in advance, and only if it does not disturb upcoming guest reservations.

➤ A $50.00/hour penalty is applied if guests fail to check out by 11 am, as our cleaners are on tight schedules.

🗑️ GARBAGE 》 Garbage is to be thrown out in a sealed bag in the trash chute on your floor. Garbage is not to accumulate in the unit and is not to be disposed of anywhere else in the building or community amenities. Be sure to break down all boxes and seal all bags. Soiled trash, like pizza boxes, cannot be recycled. The trash cans in the parking garage and amenity spaces are for loose trash only. Disposing of Large Boxes and Large or Irregular Items: Trash can be disposed of in the trash rooms on the southeast corner of the building. Be sure to break down all boxes and seal all bags.

🪟 & 🚪LOCK ALL WINDOWS & DOORS 》 Please lock all windows and doors if you are not home and upon check-out.

💡 LIGHTS 》 Please turn off the lights when not in use. Please make sure all lights are turned OFF at the time of check-out.

👟 SHOES 》 Outdoor shoes are to be left by the front door and not to be worn throughout the inside of the unit.

《 CHECK-OUT PROCEDURES 》
➤Please throw all waste away before check-out.
➤We appreciate guests who respect the home and encourage guests to leave the home in good condition to keep our cleaning fees reasonable, so we can continue to offer guests an amazing experience.

🔐 KEYS & FOBS 》 Lost keys and fobs are subject to a replacement fee of $100 for keys and $150 for fobs. Please return keys and fobs to the lock box at the time of check-out. Keys and fobs that are not returned will be deemed lost and may be subject to replacement fees. Please ensure the lock box has been closed securely. ✦

📆 RESERVATION EXTENSION POLICY 》✦ Guests looking to extend their stay are welcome to do so, subject to availability. Please note, we require a 48-hour notice MINIMUM before checkout time to extend without penalty. All extension requests that are between 24-48 hours before checkout time are subject to an additional 50% of the cleaning fee to reschedule cleaners. Any extension request that is less than 24 hours before checkout time will be subject to an additional cleaning fee. Please note that all additional fees must be paid first before an extension is confirmed.


🗹 BACKGROUND CHECK POLICY 》

We’d like to kindly inform you that, in accordance with the building’s policy, a quick background check and a pic of the 2nd and or 3rd adult guest's ID is required due to the fact of this being an upscale-luxury apartment. While this step is mandated by the building, we view it as a valuable way to ensure a safe and welcoming environment for everyone. It also provides you with added peace of mind during your stay!

Rest assured, no personal information is stored on our end, our only goal is to provide you with the best experience possible.

After booking, you will receive a link to complete the background check, which takes just a couple of minutes. We kindly ask that you complete this process as soon as possible to ensure a smooth check-in.

Here are a few important points to note:

Passing the background check: We’ve never had any issues with guests not passing, and we believe most Airbnb travelers would have no trouble meeting the requirements.

Failed background check: In the rare event of a failed check, we reserve the right to decline entry. A full refund will be provided, provided you cancel the booking on your end.

Refusal to complete the background check: If a guest chooses not to complete the form, no refund will be provided, and check-in instructions will not be issued until the form is completed.
