House Rules for Multifamily Apartments (Background Check needed)

To ensure the safety, comfort, and enjoyment of all guests and residents in our upscale multifamily apartment communities, we have strict house rules in place. This SOP covers all regulations guests must follow during their stay, including quiet hours, check-in procedures, pet policies, parking rules, and mandatory background checks.


Why This Matters

Multifamily buildings require special care to maintain security, peace, and neighborly respect. These house rules are enforced to:

  • Comply with building management and liability requirements

  • Prevent unauthorized parties or damage

  • Protect the well-being of all residents

  • Preserve the high standard of your guest experience

Failure to comply can result in significant fines, removal from the property, and denial of future stays.


What You Need

  • A confirmed reservation

  • Valid government-issued ID for all adult guests

  • Completion of the mandatory background check (link sent after booking)

  • Agreement to all house rules upon booking


Steps

1. Background Check & ID Submission

  • All guests must complete a background check via the link sent post-booking.

  • Government-issued ID is required for the 2nd and/or 3rd adult guests.

  • Guests who fail or refuse to complete the check will not be allowed to check in.

  • No refunds will be issued for refusal to complete the process.


2. Check-In & Check-Out

  • Check-in: After 4:00 PM (flexible)

  • Check-out: Firm at 11:00 AM

  • Late check-outs without approval incur a $50/hour penalty.

  • Extensions must be requested 48 hours in advance.


3. Quiet Hours

  • Weeknights & Weekends: 9 PM – 10 AM

  • Strictly enforced to protect the residential environment.


4. Parties & Noise

  • NO parties or unauthorized gatherings.

  • Violation results in immediate removal and a $1000 fine.

  • Tampering with noise/smoke devices triggers a $250 fine.


5. Smoking

  • Smoking inside the unit is strictly prohibited.

  • Violation incurs a $500 fine for cleaning and restoration.


6. Pet Policy

  • Only 1 pet (25–35 lbs) allowed, and must be pre-registered.

  • Unregistered pets result in a $500 fine.

  • Restricted breeds include but are not limited to:
    Akita, Doberman, Pit Bull, Rottweiler, etc.

  • Vaccination records may be required.


7. Pet Etiquette

  • Potty only in designated areas.

  • Violations may lead to fines or cancellation without refund.


8. Parking

  • Guests must park behind the gate on the second floor.

  • Only one vehicle per unit is allowed.

  • No parking in reserved spots—towing is at your own risk.

  • Hosts are not responsible for towed vehicles.


9. Unregistered Guests

  • All guests must be declared and approved.

  • Undeclared guests are charged $350/night per person.

  • Cleaners are scheduled based on the number of approved guests.


10. Security Cameras

  • Exterior doorframe cameras may not be tampered with or removed.

  • Violations result in a $500 fine and breach of agreement.


11. Trash Disposal

  • Use sealed trash bags in the trash chute on your floor.

  • Break down boxes, seal soiled trash.

  • For large items: Use trash rooms on the southeast corner of the building.

  • Amenity area trash cans are for loose trash only.


12. Lock Up

  • Lock all doors and windows when away or upon check-out.


13. Lights & Energy Use

  • Turn off all lights when not in use.

  • Lights must be OFF during check-out.


14. Shoes

  • No outdoor shoes inside the unit. Please leave them by the door.


15. Check-Out Procedures

  • Dispose of trash and food.

  • Leave the unit in good condition to help keep cleaning fees low.

  • Lost keys: $100 | Lost fobs: $150

  • Return keys/fobs to the lockbox and close securely.


16. Extension Policy

  • Request at least 48 hours before check-out to avoid fees.

  • Requests within 24–48 hours incur 50% of cleaning fee.

  • Requests under 24 hours incur full cleaning fee.

  • Payment must be made before confirming the extension.
