This guide outlines the essential house rules for guests staying at multifamily apartments where no background check is required. These rules ensure a respectful, safe, and smooth experience for all guests and neighbors.


Why This Matters

To maintain the integrity of the property and ensure a pleasant living environment for all, it is crucial that guests follow building regulations. Violations may lead to fines, removal from the property, or cancellation of the reservation.


What You Need

  • Booking must be confirmed.

  • All guests must be registered prior to check-in.

  • Pets (if any) must be approved and registered in advance.

  • Guest must acknowledge and agree to all house rules upon booking.


Steps (House Rules Breakdown)

  1. Check-in / Check-out

    • Check-in: Flexible after 4 PM

    • Check-out: 11 AM sharp

    • Late checkout incurs a $50/hour fee unless pre-approved.

  2. Quiet Hours

    • Enforced from 9 PM – 10 AM on weekdays and weekends.

  3. No Smoking Indoors

    • Fine: $500

    • Smoke damage removal is time-consuming and expensive.

  4. Pet Policy

    • This decision rests with your specific brand and business model. However, to minimize potential property damage and maintenance complications, we generally recommend a no-pet policy. No pets allowed. Fine: $500 for evidence of pets inside the property.

    • If you allow pets on your property, please note that certain breed restrictions apply, including but not limited to Mastiffs, Pitbulls, Rottweilers, and Doberman Pinschers. Pets must not exceed 35 lbs in weight. Additionally, a photo of the pet and up-to-date vaccination records are required prior to check-in.

    • Important Compliance Note: Regardless of your policy, you must comply with ADA regulations. If a guest arrives with a service animal, you are legally permitted to ask only two questions:

      1. Is the dog a service animal required because of a disability?

      2. What work or task has the dog been trained to perform?

    Note: You may not request medical documentation or inquire about the nature of the disability.

  5. Pet Etiquette

    • Pets must use designated potty areas.

    • Violations may result in cancellation without refund.

  6. No Parties or Unauthorized Gatherings

    • Fine: $1,000 for deceitful group usage.

    • Tampering with noise/smoke sensors: additional $250 fine.

  7. Parking Rules

    • 1 car per unit, parked on the 2nd floor behind the gate.

    • No parking in reserved spaces (towing at owner's expense).

  8. No Unregistered Guests

    • Fine: $350/night per undeclared guest

    • Guest count must match reservation for safety and supply reasons.

  9. Security Cameras

    • Do not disable/remove the camera on the outer doorframe.

    • Fine: $500

  10. Garbage Disposal

  • Use the trash chute with sealed bags.

  • Break down boxes; dispose of large items in designated areas.

  • Lock windows/doors when away and upon checkout.

  • Turn off all lights when not in use.

  • Leave outdoor shoes by the door.

  • Leave the unit tidy to help keep cleaning fees low.

  1. Keys & Fobs

  • Lost key: $100, lost fob: $150

  • Must be returned to the lockbox at check-out.

  1. Extension Policy

  • 48+ hrs notice = no penalty

  • 24–48 hrs = 50% of cleaning fee

  • <24 hrs = full cleaning fee

  • Extensions confirmed only after extra fee is paid (if applicable).
