House Rules for Single-Family Homes

Quiet hours are 9 PM to 10 AM on weeknights and weekends.

We strictly enforce our house rules to maintain a high-quality experience for both our guests and other residents in the building. Immediate measures will be taken in response to any violations, including parties, large unauthorized gatherings, or smoking. Any breach of these rules will result in associated fees (minimum $1000 from the building) and enforcement actions, which may involve authorities and/or private security services that we have set in place that will take immediate action.


Please note, these policies are in place not to intimidate but to protect the experience of our everyday guests, ensuring their safety, comfort, and the overall integrity of the property.

If you have no plan on violating any of these policies, then you have absolutely nothing at all to worry about! We are on your side and here to look out for you!πŸ™‚

1. No shoes are to be worn inside the home.

2. No smoking indoors. Any cigarette butts are to be disposed of off the property. No Smoking of ANY KIND in the unit.

(Only permitted outside the house.)

We have a strict no-smoking policy in all our units. You will be fined $500 if you violate. If you must smoke, please do so in the backyard.

3. No pets. **Evidence of pets inside the property will result in a $500.00 fine charged to guests.**

4. No parties and/or large social gatherings. No events, birthdays, bachelor's or bachelorette parties. There is a $500.00 surcharge charged to groups that are deceitful about the use of the house. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund. If the Smoke and Noise Detection device located in the unit is unplugged, there will be an additional fine of $250.00.

5. Check-in and Check-out times are MANDATORY unless scheduled and confirmed at a minimum of 24 hours in advance, and if we are able to accommodate without double booking. **$50.00/hour penalty will be applied if you fail to check out by 10 AM or by the agreed-upon check-out time. My cleaners are on tight schedules**

6. A surcharge of $100.00 per undeclared guest per night will be applied for unapproved guests. Please be honest. We must coordinate cleaners and inventory based on the number of guests that occupy the unit.

10. If any personal property is damaged/lost/stolen, or if the cleaning company requires additional time to clean up, you will be charged accordingly.

11. Lock all windows and doors if you are not home.

12. Turn off all lights when not in use.

13. If there is any maintenance issue, please contact me directly so I can send someone to fix it.

14. Garbage is not to be left inside the unit upon check-out. Please dispose of all garbage inside the unit in the outdoor bins.

15. Garbage, recycling, and organic waste are to be disposed of properly and up to city regulations. **$50.00 surcharge charged to guests who fail to follow proper waste protocol. My cleaners will have to dedicate time to re-sort the garbage correctly.**

16. No Moving / Rearranging of the furniture.

(unless otherwise specified)

17. No unplugging of the electronics like TVs, cable boxes, lamps, Roku sticks, etc.

18. Guests looking to extend their stay are welcome to do so, subject to availability. Please note, we require a 48-hour notice MINIMUM prior to checkout time to extend without penalty.

All extension requests that are between 24-48 hours before checkout time are subject to an additional 50% of the cleaning fee to reschedule cleaners.

Any extension request that is less than 24 hours before checkout time will be subject to an additional cleaning fee.

Please note that all additional fees must be paid first before an extension is confirmed. Our cleaners operate on strict schedules, and 100% of the fees go to our hard-working cleaners to compensate them for the last-minute changes.
