Relisting Units/Properties on Airbnb

What You Need

  • Admin Airbnb login

  • Property details (type, location, rooms, beds, baths)

  • Property sheet (amenities, house rules, photos, description)

  • Hostaway login

  • External communication channel Whatspp)


Why It Matters

Relisting keeps properties visible to guests, ensures Hostaway and Airbnb stay synced, avoids duplicate listings, and makes sure pricing and details are accurate.


Steps

Step 1 – Prepare Property Information

  • Confirm property sheet is updated with correct details.

  • Update photos (avoid using exact duplicates from previous listing if possible—swap order, add watermarks, or upload fresh images).

  • Create a slightly new title and description to prevent duplicate detection.

Step 2 – Create New Listing on Airbnb

  1. Log in to the Admin Airbnb account.

  2. Go to Listings → + Create New Listing.

  3. Enter property details: type, location, rooms, beds, baths.

  4. Upload updated/temporary photos.

  5. Add a unique title and description (avoid copy-pasting old one word-for-word).

  6. Add amenities and house rules from the property sheet.

  7. Set calendar availability but keep it unlisted initially.

Step 3 – Finalize Listing Details

  • Update check-in instructions, parking info, and custom fields in Hostaway.

  • Ensure pricing rules and seasonal adjustments are correct.

  • Double-check cancellation policy, cleaning fees, and minimum stays.

Key Info to Avoid Getting Flagged by Airbnb

✅ Use slightly different listing titles and descriptions than before.
✅ Upload fresh or rearranged photos (don’t re-use exact duplicates).
✅ Do not copy-paste from another active listing—each one should look unique.
✅ Keep the internal property name unique (e.g., add a code or nickname).
✅ Ensure pricing and availability are updated before going live.
✅ Always unlist until sync + setup is finalized to avoid “double listing” alerts.
