How searching for a home works

We currently only buy homes in England.

We help you buy homes that are for sale on the open market are are usually listed on websites like Zoopla and Rightmove.

Choosing suitable homes

We can buy homes across England, provided they meet our criteria.

On our website, we’ll show you a selection of homes currently available for sale we think could work financially for both you and us. This is not an exhaustive list of everything available, and we encourage you to look on other property listing platforms for homes too.

Whether you’re choosing from the selection of homes we’ve shown you, or finding homes elsewhere, you’ll need to make sure they meet our property criteria.

The home must:

The home can't:

  • be between £150K and £500K

  • have a minimum annual rent of 5% of the home’s value

  • be between 2-5 bedrooms

  • be in good structural condition

    have no history of foundation problems

  • be freehold or share-of-freehold

  • be ready to move in and not be in immediate need of major renovation (see examples here)

  • be used as your main residence and not be bought to be a buy-to-let

  • have a current EPC score of at least 69 (equivalent to a ‘C’ rating) or higher

  • a shared ownership home

  • a leasehold property

  • on a main road, motorway or backing onto railway lines

  • a basement flat, a home above commercial property or ex-social housing

  • a brand new-build (that hasn’t had a previous owner/occupier or is less than 12 months old)

  • a home being sold through auction

  • a listed building

  • a home at risk of flood from sea/river

  • a home with a high service charge

The selection of homes we show you on our site is tailored to work within your finances and also align with our financial criteria.

The more information we have about your finances, the more confident we can be with your buying budget and the homes we show you.

View, negotiate and offer

View as many properties that match our criteria as you like. If you’re unsure if a home works then you can always use our Property Checker.

The more homes you see, the better understanding you'll have of the type of home you want/need and how to allocate your budget effectively within your desired area.

Understanding your budget and the area will also help you determine what is a fair and reasonable price when you’re negotiating on a home you love.

Only once you’ve had an offer accepted will our team check the home to make sure it fully meets our criteria and works financially for us.
