How it Works
Once your client has finalized their trust, they can start a deed prep order in Wealth.com (see 'how do my clients place a deed prep order' below)
You or your client places their deed prep order, selecting their property(ies) to be included, and pays for the order themselves via credit card. They will receive an email confirmation on their order.
Dec Law contacts your client to confirm order details. If your client selected the mobile notary option, Sign Here Ink, our preferred notary provider, also contacts them to schedule an appointment at a location and time convenient to them. Sign Here Ink will also confirm if they need other documents notarized in that same appointment, such as the rest of their estate plan.
After your client's deed is notarized (either via our mobile notary option or their own preferred notary), your client mails the original executed deed and transfer forms to Dec Law's office (per the instructions form they receive).
Dec Law submits the documents to the county clerk specific to your client's property(ies) for recording. Timing varies by county.
Once your clients deed is recorded, Dec Law uploads a "Certificate of Delivery" into your client's Vault as proof.
*Note: Advisors can now streamline trust funding by initiating Deed Preparation requests directly through the portal. This update reduces client administrative tasks and ensures accurate asset titling. To start, navigate to a document in "Ready to Sign" status within the Overview or Vault sections, then select Deed Preparation under Validation Services.
Pricing & Support for Dec Law
How do my clients place a deed prep order or start deed prep in Wealth.com?
Once a client completes their trust drafting, they are prompted to Validate Your Documents, and from there, they can select Fund Your Trust. They simply select the property (which is automatically pulled from their Assets or easily added), choose their timeline and notary preferences, and check out. You can monitor the status of their order in the Document Center under Track Orders, giving you peace of mind without requiring your intervention.
After your client places a deed prep order, they will be contacted by Dec Law to confirm the details. If your client selected the mobile notary option, they will also be contacted by Sign Here Ink, our preferred notary provider, who will coordinate logistics for their mobile notary appointment.
Our preferred providers not only prepare the deed, but also offer printing and notarization for the client’s complete Wealth.com estate plan, including additional documents such as a Power of Attorney or an Advance Health Care Directive.
What are the fees for deed prep service?
We offer flat-fee pricing so there are no surprises:
Deed Preparation: $175 per deed, standard 2-week turnaround
Rush Option: $50 (for 48-hour turnaround)
Mobile Notary: $295 (a notary will meet you at a location of your choice)
Witnesses: Included (if you need witnesses provided for your signing)
Recording Fees: Varies, these are fees associated with the local county clerk's office in which your property is being filed

Who is Dec Law?
Dec Law is our preferred provider for deed prep service. While you submit a deed prep order in Wealth.com, Dec Law coordinates the validation and final signature. Dec Law Deed Prep Process
How long does the deed prep process take?
While The Dec Firm works quickly, total processing time depends heavily on county government speeds:
Preparation: 2 weeks for standard orders, 48 hours for rush orders (+$50), depending on which option your client selects when placing their order
Notarization: This timeline varies based on your client's schedule. If your client selected our mobile notary option, our preferred notary provider, Sign Here Ink, will reach out to schedule.
Recording: Typically 3 weeks, though some counties may take 3 months or more to return recorded documents.
If my client uses Dec Law's deep prep service, will they receive a copy of the new deed once it's recorded with the county?
Yes. Once recorded, Dec Law uploads a "Certificate of Delivery" into your client's Vault to confirm the recording.
What if my client would like to transfer property from an LLC into the Trust?
An LLC transfer into trust can be handled like any normal order. Once Dec Law obtains the current deed, they will reach out for any additional information needed regarding the LLC.
Does my client need to do this for every document in their plan?
No. Deed preparation is specifically for transferring real property into your Trust. You do not need this for your Will, Power of Attorney, or Health Care Directive, as those documents do not "own" property. However, you can validate and notarize the other parts of your estate plan at the same time, as part of a deed transfer order.
Who can my client contact for help or support related to my deed prep order?

How long does the deed preparation process take?
The standard turnaround time is approximately 2 weeks. If you also elect to include a mobile notary, they will schedule one after that timeline.
Please Note: If Dec Law requires any additional info from the client and the client takes time to respond, this will push the timeline.
How does my client request a refund?
All refund requests are handled directly by Dec Law. If your client needs to initiate a refund, please have them reach out to support@thedecfirm.com or 716-634-3405. Once a refund is issued, it typically takes 3-5 business days for the refund to be reflected in the requester's account.
Can Dec Law assist with a piece of land that does not have a physical address and is identified only by a lot number? Would this still be added under Personal Real Estate, simply without including a physical address?
Yes. To conduct the transfer, your client would need to either provide an address or an APN/Tax Bill assigned number.
Notarization Questions
Do my client have to notarize the estate plan through Dec Law to use the deed preparation service?
No. While Dec Law also offers notarization for estate planning documents, it is entirely optional. Your client may request deed preparation as a standalone service regardless of how they choose to notarize their other documents.
If my client does not choose to use Dec Law’s notary services, how does the recording process work with Dec Law? Specifically, how should they send the notarized documents back for recording?
With Dec Law, the instruction page on the deed states that once the Deed and any transfer forms are properly executed and notarized, all such original documents should be sent to Dec Law's office (details included on the instruction form) for recording. Once Dec Law receives the documents from you, the recording process will proceed as with any other order.
How will Dec Law coordinate and schedule the mobile notary?
Our mobile notary is actually provided by our preferred notary provider, Sign Here Ink, who will contact your client directly to coordinate a time and location convenient to them for their appointment.
Who is Sign Here Ink / Notary Everyday?
Sign Here Ink is a nationwide notary provider who offers mobile notary services for advisors and their clients. This service validates the client’s estate planning by bringing mobile notaries directly to the client, without requiring the advisor to manage the process. If your client requested a mobile notary in their deed prep order, they will be contacted by Sign Here Ink who will confirm logistics for their notary appointment.
If my client owns multiple properties and submit separate requests, do they need to pay the notary fee for each request individually?
No. If your client owns multiple properties, they can process multiple properties and multiple trusts in one single order. You do not need to pay multiple notary or witness fees.
If we see they have more than one property but have only selected one for the order, we remind you that you have other properties available that you can add to your trust.
Does the Trust need to be signed/notarized at the time of deed transfer?
Yes. The trust needs to be signed before the deed so that the trust "exists" and can hold real estate, however the trust can be signed and notarized in the same deed transfer appointment
If your client selected the mobile notary option when submitting their order, they can get both their deed and estate plan signed and notarized at once.
How does Dec Law support title updates for a deceased spouse?
Yes, as part of the deed recording process. Dec Law can prepare the required affidavits to update title records at the county level alongside the deed transfer.
Note: Dec Law provides administrative support for paperwork and recording; they do not offer legal advice or title consultations. Clients should specify the need for these affidavits within their request notes.
How to Handle Deed Transfers for "Address-less" Land
If you need to transfer a property without a standard address into your trust, the automated platform workflow may not be the best route.
Recommended Solutions:
Consult Legal Support: We recommend speaking with a legal professional to ensure the legal description is accurately captured in your deed.
Deed Law: Our partners at Dec Law can often facilitate manual deed transfers for these unique properties, even when the platform’s automated address field cannot process the entry.
Pro-Tip: If your land has an APN (Assessor's Parcel Number), include that in the asset name (e.g., "Lake County Land - APN 123-45-678"). This makes it much easier for our support team or Dec Law to identify the property during the manual transfer process.
