Supported Deed Types with Dec Law

This guide outlines the types of real estate deeds and ownership transfers supported by our deed fulfillment partner, Dec Firm.

Dec Firm can prepare a wide variety of legal instruments to suit specific state requirements and estate planning goals:

  • Estate Planning Deeds: Lady Bird Deeds (Enhanced Life Estate) and Transfer on Death Deeds (TOD).

  • Standard Deeds: Quitclaim, Warranty (General and Special), and Grant Deeds.

  • Specialized Deeds: Trustee’s Deeds, Interspousal Transfer Deeds, Partition Deeds, and Administrator’s/Executor’s Deeds.

  • Entity Deeds: Deeds involving Closely-Held Corporations.

Trust & Estate Funding

  • Individual to Trust: The most common method for funding your estate plan.

  • LLC to Trust: Moving business-owned real estate into a personal trust.

  • Trust to Trust: Moving assets between different trusts (e.g., transferring property from an out-of-state trust to a new local one).

  • Trust to Individual IRTs: Splitting a joint asset into two separate Individual Revocable Trusts.

Personal & Liability Management

  • Individual to LLC: Often used for asset protection or managing rental properties.

  • Spouse to Spouse: Adding or removing a spouse from a property title.

  • Joint Tenants to Single Owner: Used for buyouts, partitions, or simplifying title.

  • Trust to Individual: Distributing property out of a trust directly to a beneficiary.
