There have been cases in Singapore of landlords not returning their tenants’ security deposits within the period stated in the tenancy agreement. The landlord should not be entitled to do this if you have fully adhered to the terms in the tenancy agreement.

If your landlord refuses to return your security deposit, ask the landlord to substantiate his decision. If he refuses to do so, consider sending a letter of demand. As a last resort, you may file a claim in the Small Claims Tribunals.

Mediation helps to resolve misunderstandings by providing a neutral and objective platform for parties to work on their issues. In addition, a business that takes into account conflict management, such as mediation, is a business that is in a better position to tackle disputes and has greater control over its management of commercial relationships.

Or alternatively, you may also consider to file a claim with The Small Claims Tribunal -(https://www.statecourts.gov.sg/SmallClaims/Pages/GeneralInformation.aspx) if the value does not exceed $10,000. Otherwise, you will need to appoint a lawyer to get your money back.
