How can someone apply to a property/unit that is already occupied (Roommate Application)?

Allowing applications for specific properties/units without publicly listing the vacant property/unit

If you have any properties/units that have multiple roommates living together, Boom now has the ability to allow for applications on unlisted properties. This would work really well for roommate applications, a property/unit that is rented by the room, or instances where someone 18+ is needing to be screened without being a financially responsible leaseholder.

Prior to inviting someone to apply as a roommate to an unlisted property/unit, please decide if the individual should be invited to apply as an applicant or as an occupant.

  • Applicant role typically runs all screening services including identity verification, income verification, credit report, criminal background check and eviction report

  • Occupant role can be customized to run a smaller subset of services such as only identity, criminal and eviction reports (not income and credit), which would save money on screening costs.

When a property/unit has “allow applications” disabled (screenshot below):

  • Please click on the ellipses on the right side of the “Units” tab

  • Click “Invite to Unit”

  • Inviting someone to apply will only allow this specific applicant/occupant to submit an application while not posting the property on any publicly facing links

  • Once the application is submitted/decisioned, the application will push to the Property Management Software as expected.
