BoomScreen supports occupant applications, which allow you to screen roommates or other occupants who will live on the property.
Understanding occupant applications
In BoomScreen, "occupant" is a role similar to "guarantor." It's designed for persons who will live on the property but won't be primary lease holders. Common use cases include roommates, additional household members, or co-occupants.
Occupant applications allow you to run a limited set of screening services—such as identity verification, criminal records, and eviction history—without running credit or income verification. This helps reduce screening costs for occupants who may not need full financial screening to qualify.
Step 1: Enable occupant applications in your template
Before you can invite occupants, you must enable the occupant role in your application template.
Navigate to Application Templates in BoomScreen
Select the template you want to configure
Click the Occupant tab
Toggle "Allow occupants" to ON
Configure which screening services you want to run for occupants (e.g., identity verification, criminal records, eviction history)
Save your changes
Note: BoomScreen disables the occupant role by default on new templates. You must manually enable it for each template where you want to accept occupant applications.
Step 2: Invite an occupant to apply
You can invite occupants from the Units, Properties, or Applications tabs.
From the Units or Properties tab:
Navigate to the Units or Properties tab
Click the "..." menu next to the unit
Select "Invite to unit"
Enter the occupant's email address
Select "Occupant" as their role
Click Send invitation
From the Applications tab:
Click the "Create application" button
Enter the applicant's email address
Select "Occupant" from the role dropdown (you can also select Applicant or Guarantor)
Choose the unit they're applying for
Click Send invitation

Inviting occupants to occupied units
Previously, units marked as occupied couldn't accept new applications. BoomScreen now allows you to invite applicants to occupied units—perfect for adding roommates to an existing lease.
To invite an occupant to an occupied unit:
Go to the Units tab and select the occupied unit
Click "Invite applicants" or use the "..." menu to select "Invite to unit"
Enter the occupant's email and select their role
Send the invitation
Important: When inviting to an occupied unit, BoomScreen grays out the "Copy application link" action. This ensures only your selected invitees can complete the application—preventing unwanted applications to units that aren't actively marketed.

Occupant-only applications
You can create occupant-only applications without linking them to a primary applicant. This is useful when screening a roommate independently or when the primary tenant is already approved.
To create an occupant-only application, simply invite the occupant using the steps above and don't attach them to an existing application. The occupant will receive their own screening based on your template configuration.
