The Unit Mix page helps you instantly convert your rent roll, occupancy report, or offering memorandum (OM) into a clean, structured unit mix table. Once extracted, this data auto-generates your Gross Potential Rental Income (GPRI) and connects directly to the Income & Expenses page—saving you time and improving accuracy.

🧭 Step-by-Step Guide

1. Upload Your Source Document

Drag and drop, or click Choose file to upload:

  • 📄 Rent Roll (preferred)

  • 📄 Occupancy Report

  • 📄 Offering Memorandum (OM)

Then, select your property type (e.g., Self Storage) to optimize the data extraction process.


2. Select Separator Columns

After uploading, you’ll be prompted to choose separator columns—these define what makes a unit type unique.

For example, you might select:

  • Size

  • Climate Controlled

  • Vacant

This tells Cactus to group units with the same size, climate control status, and occupancy into one line in the unit mix.

👉 You can choose up to 3 separator columns.


3. Review & Edit the Generated Unit Mix

Cactus will instantly generate a full unit mix table including:

Size & Area

Unit dimensions and calculated square footage

# of Units

Number of units for each type

Current Rent

Pulled from the document, with per SF calculation

Market Rent

Automatically pulled from Radius+ (if available)

Other Income

Optional per unit income (e.g., admin fees)

Vacant Units & % Occupancy

Based on rent roll data

Climate Controlled Toggle

Set to Yes or No by unit type

You can edit any row, add or remove rows, and even upload additional documents to refine the mix.


4. Use the Unit Mix in Income & Expenses

Once finalized, your unit mix is synced to the Income & Expenses page.

  • GPRI is auto-calculated based on unit count × current rent

  • You can toggle to use market rent for value-add modeling

  • Each row contributes to your project's revenue forecast

📌 No need to enter income manually if you're using the Unit Mix (auto) option in the Income & Expenses section.


💡 Pro Tips

  • If your rent roll has extra columns like "Floor" or "Rental Discounts," include them as separators for more granular modeling.

  • Use the Market Rent column when modeling rent increases for value-add plans.

  • Want to make adjustments later? You can always return to the Unit Mix and update it.
