On this page, you'll enter or verify the key financial details regarding your property's acquisition. These inputs help Cactus efficiently evaluate potential investments. Each field includes helpful information icons to clarify its purpose.

Key Fields:

  • Purchase Price: This represents the current listed asking price or your intended purchase price of the property.

  • Rehab Cost / CAPEX: Funds allocated for property renovations or capital expenditures required in the early months to enhance or maintain its value.

  • Working Capital: The amount set aside to cover day-to-day operational expenses, ensuring smooth property management and upkeep.

  • Fees & Closing Costs: Additional expenses tied to the transaction, such as real estate agent fees, legal fees, and other closing-related charges.

  • Total Acquisition Cost: This is automatically calculated based on the values entered in the above fields, giving you the full acquisition amount.

Cap Rate and Project Value:

  • Current Cap Rate: The market capitalization rate at the time of acquisition. This helps assess the property’s return potential relative to its acquisition cost.

  • Project Value: Enter the market value of the project at the time of acquisition to assess your investment against its market worth.

You can input values in three different formats for Rehab Costs, Working Capital, and Fees & Closing Costs:

  • $ (Total Amount): Directly input the dollar value.

  • % (Percentage): Input the percentage relative to the purchase price.

  • $/sq.ft (Per Square Foot): Input the cost per square foot.

Use the info icons next to each field to learn more about their specific meaning. After filling in the details, review the total acquisition cost, current cap rate or predetermined project value.
