How to Create Your First Quick Analysis in Cactus

Step 1: Start a New Quick Analysis

  • Navigate to the Quick Analysis feature from your Cactus dashboard.

  • Click on 'New Quick Analysis' to begin.

Step 2: Input Property Details

  • Enter the key property details, such as the address, type, and size.

  • You’ll also need to input purchase price information and estimated income data for your property.

Step 3: Adjust Assumptions

  • The system will guide you to make necessary assumptions about operating expenses, financing, and growth rates.

  • You can adjust variables like loan terms and interest rates.

Step 4: Generate Results

  • Once the inputs are complete, click on 'Run Analysis'. The system will generate results, including:

    • Internal Rate of Return (IRR)

    • Total Potential Profit

    • Cash Flow Projections

Step 5: Review Results

  • The results page will give you a snapshot of the deal, including an easy-to-read chart of your potential profit and key financial metrics.

  • You can dive deeper into specific sections, such as the debt schedule, investment cash flow, or notes for further insights.

Step 6: Share or Save

  • After reviewing your analysis, you can easily share the results with stakeholders by generating a shareable link or save it for future reference.

This quick and intuitive process allows you to assess potential real estate deals in just minutes, making Cactus a powerful tool for investors and real estate professionals.
