Outlines known limitations with the data and the process for recording updates

We believe DAS data to use the most accurate data currently available for the purpose. It should be noted that there are some inherent limitations in the data which will be refined over time. Specifically:

  • The area of the property may differ by a small amount (usually less than 1%) from that on the rates notice; this is because DAS has calculated the area using the property boundaries and as such takes into consideration factors such as curvature of the earth

  • Soil type, land use and building recognition are derived using CSIRO science and as result have a probability associated with them

  • The platform does not currently allow for correction of data entry errors at source (e.g. miss-entry of property sale price)

  • The platform does not include some types of unstructured data which might impact a property valuation (e.g. leasing arrangements)

  • There is a lag time for some data sources; to minimise this, all data fields have been configured to update as soon as the underlying data source is updated.
