Our Mission

At Friends in Flats, our mission is to make housing in Vienna accessible, simple, and stress-free — especially for people coming from abroad.
We believe renting should be quick, transparent, and fair for both tenants and landlords.

We help you find your new home fast, with:

  • Digital contracts within 24–48 hours

  • Compatible prices for every budget — from basic rooms to full apartments

  • A wide variety of accommodation types: shared flats, single apartments, and even premium homes

  • An English-friendly platform and a growing Help Center explaining common questions clearly

We aim to make renting in Vienna easy, reliable, and supported — without unnecessary bureaucracy.


✅ What We Do

Friends in Flats:

  • Verifies listings and landlord details

  • Prepares and manages digital rental contracts

  • Provides Meldezettel / registration documentation

  • Coordinates move-in and move-out communication between tenant and landlord

  • Offers support during business hours (Mon–Fri, 9:00–17:00 CET)

  • Cooperates with professional cleaning teams for standard move-out cleanings (with landlord authorization)

  • Mediates and assists when communication breaks down

We always do our best to help solve issues and keep everyone informed and supported throughout the process.


🚫 What We’re Not Responsible For

Friends in Flats is not a property manager or hotel service.
That means we do not:

  • Physically store or hand over apartment keys

  • Enter properties without landlord authorization

  • Guarantee or supply equipment or items not listed

  • Handle repairs or maintenance

  • Offer 24/7 or weekend support

We can coordinate with the landlord or cleaning team when possible — but landlord approval is always required for any additional services outside normal move-out cleaning.


Why We Sometimes Can’t Act Immediately

Each property belongs to a private landlord who remains legally responsible for its condition, keys, and equipment.
This means:

  • We cannot make property decisions on our own

  • Some actions require the landlord’s written confirmation

  • We sometimes need to wait for their reply before we can proceed

We understand this can cause delays — please know that we always follow up and push for quick resolutions where possible.


🧼 Cleaning and Maintenance

Friends in Flats cooperates with professional cleaning partners.
We handle:

  • Move-out cleanings between tenants

  • Standard cleaning coordination, if approved by the landlord

For any cleaning or maintenance requests during your stay, please contact us first — we’ll reach out to the landlord for authorization.
Without landlord approval, we cannot send the cleaning team or cover related costs.


🧠 Setting Realistic Expectations

Friends in Flats offers medium-term rentals, not hotel accommodation.
That means:

  • Apartments are equipped according to their individual listings

  • If it’s not listed, it’s not guaranteed to be provided

  • Every room and apartment is unique — furniture and equipment vary

  • Smaller items (like towels, bedsheets, cleaning products, or kitchen appliances (coffee makers, toasters etc.) are usually not included

  • Premium rooms may include more amenities — reflected in their price

Before booking or contacting support, please check your listing carefully to see what is included.
If something extra is available when you move in — that’s a bonus, but not a right or guarantee.
