Manual Lockbox

Use this article to get into the property and the unit when the home uses a manual lockbox.

What is a manual lockbox?

A manual lockbox is a small combination box, usually mounted near the door or on a railing, that holds the physical key. You open it with a code to get the key, then use the key on the door. Some units use a lockbox for the building entrance, and some for the unit door. Your access instructions in your host app tell you which.

Four examples of manual lockboxes a Host may find. All are MasterLock combination lockboxes with a shackle that hangs on a door handle or railing. The top left one is a push button keypad type, and the others are dial combination types with four number wheels.

How do I get in with a lockbox?

You find the lockbox location, its code, and which door it opens in the Landing Host App.

  1. Start the job in the Host App and tap "Access Instructions."

  2. Check what the lockbox is for. The access instructions show whether the lockbox is for the building entrance or the unit door.

  3. Go to the lockbox at the location shown.

  4. Enter the code and open the box. Clear any previous numbers first, then set the code exactly as shown.

  5. Take the key and open the door.

If the lockbox will not open

Try these first:

  1. Clear the box, then re-enter the code. Reset the dials to zero or clear the buttons, then set the code again exactly as shown in Access Instructions.

  2. Set each number carefully. Line each dial up with the marker, or press each button fully, so the code is exact.

  3. Open it the right way. After the code is set, press the open or release button, or pull the cover or shackle down. Some boxes have a weather cover you open first.

  4. If it is stuck, give the box a firm shake and work the dials or buttons back and forth a few times. In cold weather, warm the box with your hands, since cold and grit can make it stick.

If the key will not turn in the door, make sure it is the right key, try turning it both ways, and push or pull the door slightly while you turn.

If none of this works, or the box is empty or the key is missing, let Landing know what is happening and say which home you are in.

Returning the key

When you leave, put the key back in the lockbox, close it, and scramble the dials or buttons so the code is not left showing. Always return the key, even if you found the door unlocked.

Can I change the lockbox code?

Do not change the lockbox code unless Landing has asked you to. If Landing asks you to change it, follow Changing a Lockbox Code.
