Identifying Maintenance Requests

Learn how to identify maintenance requests and complete an Inventory & Inspection Form to report maintenance requests.

Inventory & Inspection forms are filled out during the very first job in every new Landing Home. Using extreme detail and attention to identify and record maintenance requests is an important part of taking possession of a Home.

Goal

To catch everything that is not up to Landing's standards in a newly secured unit that has not yet been installed.

How to Catch Easy to Commonly Missed Spaces

Putting action behind checking each item will provide the best and most detailed information for the form. Details that are missed will not be fixed before the Member moves in. Every detail must be caught!


​NOTE: If the home smells like smoke, urine, pet odor, or is in poor condition in any way do not sign the Inventory & Condition form!

Here are some actions you can do to catch commonly missed areas of an Inventory and Condition Form.

Walls & Ceilings

  • Look for any discoloration, scratches, holes, and dents.

Doors, Stops, & Locks

  • Open and close all doors from both sides to make sure they open and close easily and do not scrape the floor or ceiling.

  • Lock all doors and try to open them when they are locked to ensure the lock works!

  • Look behind each door to ensure there is a doorstop on the baseboard or wall to keep the door from hitting the wall.

Cabinets and Drawers

  • Open inside each drawer and cabinet to make sure they open and close smoothly.

  • Look inside each drawer and cabinet for stains, water damage, old wood, or other damage.

Closets & Shelves

  • Lightly push and pull on the rods and shelves to ensure they are intact and secured to the wall.

Floors and Baseboards

  • Intentionally walk on all floors. They should be intact with no holes, divots, scratches, or stains. Look for gaps between floorboards and between the flooring and the wall.

  • Inspect all baseboards for scuffs, divots, holes, or scratches. They should lay flush with the floor.

Windows, Latches, & Screens

  • Open and close all windows to ensure they open and close easily.

  • Lock and unlock all windows and ensure the window will not open when locked.

  • Inspect all window screens for holes, rips, or damages.

Window Blinds

  • Open and close all blinds, curtains, and shades to ensure they are working smoothly and are not broken.

Outlets

  • Plug a lamp, hairdryer, cell phone charger, or other tester item into each outlet of the Home. All outlets should produce enough power to turn the the tester item you choose.

Light Fixtures, Ceiling Fans, & Bulbs

  • Turn on all ceiling and under-cabinet lights to ensure every lightbulb is working properly.

  • Turn on all ceiling fans with the light switch and pull chain to ensure all ceiling fans are working to full speed.

Thermostats, Air Conditioning, and Heat

  • Use all of the buttons and settings on the thermostat to ensure they are working. Watch the screen on the thermostat to ensure it is working during each setting.

  • Turn the air conditioning down to 68 and allow the unit to get cold.

  • Turn the heat up to 75 and allow the unit to get warm.

Washer & Dryer

  • Turn the washer and dryer on to make sure they both work and are connected properly.

Kitchen Appliances

  • Turn on the oven and allow it to pre-heat before checking to ensure it is warm.

  • Turn on the microwave. Select each setting and pre-programmed cook time to ensure they all work appropriately.

  • Turn on each eye of the stove and ensure they all get warm.

  • Open the refrigerator and freezer to ensure they are both at appropriate temperatures. Ensure the ice maker is making ice.

  • Turn on the dishwasher to ensure it is working and the water is getting hot.

Running Water & Faucets

  • Run the water from every faucet in the Home including the shower, bathtub, kitchen sink, and bathroom sinks. Allow each faucet to run hot water and cold water. The water should not be discolored or have any odd scents.

  • Ensure the faucets do not have any loose handled or knobs.

Drains and Water Pipes

  • Run water in the shower, bathtub, kitchen sink, and bathroom sinks and ensure all water is draining quickly. There should be no standing water in any of the water basins.

  • While the water is draining, look under the sinks at the water pipes and ensure they are not loose or leaking water.

Toilet Paper Holders & Towel Racks

  • Lightly push and pull on the toilet paper holders and towel racks in the bathroom to ensure they are intact and secured to the wall.

Toilet

  • Flush the toilets 2-3 times to ensure they are not running excessively, leaking water, or clogged.

Showers & Bathtubs

  • Turn on the shower and bathtub to ensure the faucets are working, the knobs and handles are not loose and the showerhead is working properly.

  • Inspect the tile and caulk around the bathtub and shower to ensure there are not any leaks or mold.

Mirrors

  • Look at the edges and corners of the bathroom mirror. There should not be any scratches, discoloration, divots, or black marks on the mirror.
