Why Posting a Deal the Right Way Matters
How you post a deal directly impacts how fast it sells. A complete, well-structured listing builds buyer confidence and increases the chances of receiving strong offers quickly.
This guide walks you through every step of posting a property on Investorlift - from creating the listing to going live.

Step 1: Create Your Property
Navigate to Properties and click "Create Property" to open the new listing form.
Step 2: Enter Property Details
Fill in the property information carefully. Here's what to include:
Start typing the property address and select the correct address from the drop-down menu. Some data may be pre-populated automatically - verify it for accuracy.
Enter Starting Price, Purchase Price, and ARV.
Select Parking type and Property type from the drop-down menus.
Add the Year Built.
Assign a Disposition Manager to the property.
Add a Buy It Now Price (optional).
Add a Repair Estimate (min and max).
Select a Condition from the drop-down menu.
Add an "Accept Offers Until" date.
Click "Save Property" at the bottom of the page when done.
Step 3: Add Photos
Upload photos to your listing from the Photos tab. Once uploaded, choose a Main Image by clicking the star icon.
ππΌ Note: Always use a horizontal image as the main photo for the best display.
Step 4: Add a Video (Optional)
Upload your property video to YouTube first, then paste the URL into the Videos tab on your listing.
π Pro tip: Set the YouTube video as "Unlisted" to prevent it from appearing in Google Search results.
β οΈ YouTube Shorts fix: If your video shows a Playback ID error, check if the URL contains shorts/. If it does, replace shorts/ with watch?v= to fix it.

Step 5: Schedule an Open House (Optional)
To schedule an open house for the property:
Navigate to the Open House tab of your property.
Set the date, start time, and end time.
ππΌ If the property is in "Available" status, a New Open House alert will be automatically sent to all of your buyers.
Step 6: Add Comps (Optional)
Adding comparable sales (comps) strengthens your ARV and builds buyer confidence in your pricing.
You have two options:
Option 1: Automatic Comps: Choose from the pre-loaded list of Zillow recommendations.
Option 2: Manual Comps: Create a custom comp if the property you want isn't in the pre-loaded list.
Pulling Automatic Comps
Click PULL AUTOMATIC COMPS and all applicable comps will be added automatically, if available.
Adding a Manual Comp
Enter the address of the comparable property, select it from the dropdown, fill in the remaining details, and click Save.
Step 7: Set Status to Available
Once all details are complete, set the property status to "Available" to publish it and make it visible to buyers.
Common Errors
If you see an error when posting, here are the two most common issues and how to fix them.
Company Name Is Missing
If you receive an error about a missing company name, go to Settings β Disposition Settings and enter your company name.
"Disposition Manager's Public Phone Is Not Set"
If you see this error, check who is listed as the Disposition Manager on the property and make sure their phone number is entered under the My Profile tab.
Once those are resolved, your property will be live on your buyer site.
