What the new God Mode is: an upgrade to the God Mode buyer database that maps every real estate investor transaction around a property - not just a static list of buyer names and phone numbers. It's currently live in Phoenix and Houston as a beta, with nationwide coverage rolling out over the next 30 days, starting with Texas, California, and Florida.
What it can do:
Map every real estate investor transaction near a property - flips, assignments/double closes, long-term holds, and ground-up developments - color-coded by deal type, going back nearly a decade
Rank buyers by fit for your specific deal, not just by deal count
Show buying activity over the last 12 months: how many deals a buyer's closed, whether they're ramping up or slowing down, and how their strategy is shifting (more flips vs. more holds)
Show a buyer's actual price range, adjustable so you can see what percentage of their buys land in your deal's price point
Surface similar past deals a buyer has already closed nearby, so you walk into the call already knowing what to reference
Pull verified contact info straight from the MLS for buyers who are also licensed agents (not a skip-traced guess), with built-in do-not-call scrubbing and one-click dialing
Filter for land buyers/builders, verified short-term rental owners (pulled from local STR permit records), and auction buyers - who make up just 4% of buyers but close 12% of all purchases
Pull the buyer lists of arbitrage shops like New Western, Net Worth Realty, and auction.com, so you can see who they're reselling to
Show an Investorlift-only view of every deal sold through the marketplace, asking price and close price included
If a buyer operates through several different LLCs, God Mode rolls them into one profile where the data allows it - matching isn't perfect everywhere yet, and newer coverage areas will show thinner data than established metros.
