🏡 How Rent Payments Are Sent
As soon as your split-rent plan is activated, Livble sends the full rent amount upfront to your landlord or property manager via the ACH network.
This works exactly like any normal ACH rent payment you’d make directly through your portal.
ACH payments typically take 1–3 business days to fully clear. Weekends and holidays can add an extra day.
✅ Bottom line: once your first installment and fee(s) are successfully debited, your rent is already in motion.
🧾 When Does My Rent Show as Paid?
Livble’s payment is immediate once sent through ACH — but how your portal updates can vary:
Some property managers mark rent “paid” once ACH is initiated.
Others wait until funds are fully deposited (1–3 business days).
Either way, your rent is fully covered by Livble the moment the ACH transfer is triggered.
🕒 Split-Rent Business Hours
Split-rent business hours: Mon–Fri, 6 AM–3 PM ET (set by bank cutoffs — not Livble Support hours).
If you submit a split after 2 PM ET or on a weekend/holiday, you’ll see after-hours options:
Schedule Split: Your split-rent will be scheduled for and activated on the next business day.
(Only shown if the scheduled date is still early enough to avoid late fees — typically before the 4th.)Instant-Split: Split rent is activated immediately outside business hours for an additional $10 fee.
⚡ Instant-Split vs. Scheduling
Instant-Split (after hours): Rent is paid immediately through ACH for $10 extra on top of your origination fee.
Schedule Split (after hours, no fee): Rent is paid the next business day’s 2–3 PM ET window if still early enough to avoid late fees.
If you decide to wait until the next business hours instead of choosing Instant-Split, check your ledger first — if a late fee posts before you split, you’ll be ineligible to split rent that month.
✅ Key Takeaways
Immediate payment: Livble pays your landlord in full once your split is activated and your first installment + origination fee (and any Instant-Split fee, if used) are successfully debited.
ACH clearing: Payments move instantly once sent, but ledgers can take 1–3 business days to update — some property managers mark “paid” at initiation, others after full deposit.
Business hours matter: Splitting during split-rent business hours keeps costs lowest and avoids the $10 Instant-Split fee. Scheduling is free, but only offered before late fees could apply.
Late fee caution: Once a late fee posts, you can’t split rent that month. If you’re close to late fees, Instant-Split protects your eligibility.
Scheduling caution: If you schedule, make sure your bank has enough funds by the next 2 PM ET processing window. If the payment fails, your rent isn’t paid, and your split cancels — you’ll need to start over.
Have funds ready: At the time of splitting, your first installment, origination fee, and any Instant-Split fee are all due immediately. Without funds, the split fails, and no rent is paid.
