"A picture paints a thousand words"
Creating a professional-looking site plan is essential to help clients understand the issues you've identified and act on your advice. You can create an impressive digital site plan in Orbital Witness in just a few clicks and then share it as a PNG or PDF image in an email or report.
How to create a site plan in Orbital Witness:
Ensure all the required titles have been added to your matter (more info on how to add titles).
Note: our title boundary data comes from MapSearch, so we are restricted to whatever title boundaries they have created.
Click the eye icon next to titles or groups of titles, so that it turns blue, to make them all permanently visible on the map. The title boundary colour will default to red. If this is sufficient, skip to step 7, otherwise, continue with the steps below to make your plan clearer.
Select the title or titles that you wish to customise:
In "change style" there are lots of ways to customise boundaries depending on what you want to convey.
You can change the colour of a title boundary, make it a dashed line or change its width.
You can also fill the entire boundary, then alter its transparency or make it hatched.
You can rename a title both on the map and in your matter list. For example, you could make the owner of the title clear or highlight a title to be sold.
If you want to add further detail beyond a title boundary create a "sketch" (more information). These could be used to highlight a part of the site, an access point or an area of unregistered land. If there's still more context you'd like to provide, consider adding your commentary to an interactive walkthrough instead (more information).
Decide what other map layers you'd like visible:
Change map style in the "Map layers" button on the right-hand side, this includes an aerial map and different versions of Ordnance Survey maps.
Overlay an indication of road adoption status or public rights of way in the "Map layers" button on the right-hand side.
Tip: make sure to turn off freehold and leasehold polygons (Land Registry data button) and close open titles boxes (otherwise the boundary will be red regardless of your chosen style).
Share your site plan with your client or colleagues:
To attach to an email or report: click the "Download Site Plan" button (camera icon, bottom-right) to download a PNG or PDF image of what is currently on your screen to your computer. You can also add a Key, this will be automatically generated depending on the stylings currently visible within your map view.
Tip: After clicking 'Add Key' you can still zoom in/out on your map page to adjust the scale and/or area within the site plan.
To generate a read-only link to your matter: click "Share" or "Snapshot" to generate an interactive site plan link (more information). This will enable your client to zoom in and out of detail (great for large sites or portfolios) and overlay different map layers.
To enable your colleague to see or edit your work: click "Share" (near the top-left) to share your matter internally with a colleague (more information). They will see everything that you've created, including any documents.
