Create a Search with Filters in Perchwell

In this article, you will learn how to start a new search, apply core filters from Filters, add additional filters, and use filter columns to refine results.

Start a new search

  1. Click Start New

  2. Enter a name for your search

💡 New searches default to active sales within your coverage area.


Build your search with Filters

Start with Filters to apply common criteria.

Apply commonly used filters manually

  1. Start on the Search page

  2. In Quick Filters, select the criteria you need

Common filters to start with:

  • Location: Narrow by where the listing is.

    • Place: Search by neighborhood, city, or county.

    • School: Search by school name or district.

    • Street: Search by a specific address.

    • Street Boundary: Search by a specific street area.

    • Zip: Search by ZIP code.

    • Commute: Set an origin and travel time.

  • Bedrooms and Bathrooms:

    • Select a number with + to include that number or more.

    • Use Exact Matches to set specific minimums and maximums.

    • For bathrooms, choose Total or Type to separate full and half baths.

  • Property Type: Select listing categories, then click Edit to include or exclude subtypes.

  • Status and activity:

    • Current Status: Filter by the listing’s current MLS status.

    • Listing Activity: Filter by historical status changes over a timeframe.

      • Use a date range, or

      • Use a trailing window (start and end day range).

💡 To find listings that recently came back on the market, set Current Status to Active and set Listing Activity to Went into contract with a 90-day trailing window.


Add more filters to match specific criteria

Search the full library of search filters in the Filters view.

From the Search page:

  1. Click Filters

  2. Use the search bar to locate the filter

  3. Enter your criteria

💡 Additional filters appear at the end of your column list on the Search page.


Refine results using filter columns

Every filter you add also appears as a column in your Search view, where you can adjust directly from the results grid.

Use filter columns to:

  • Click Search to view listing results

  • Click into the Columns drop down

  • Drag and drop columns to reorder your view

  • Remove filters with one click, by selecting or unselecting the checkboxes

💡 Save your column order as a template search so future searches start with your preferred layout.


Next steps after you filter your results

Once your results match your client’s criteria:

  • Click Save to save your search

  • Share listings

  • Create a CMA or listing report
