Adding a Subject Property to a CMA

Add a subject property to a CMA either by manually entering property details or by using an existing MLS listing. The method you choose depends on whether the property is listed in the MLS or off-market.

Add a Subject Property Manually (From Search)

Use this option when the subject property is off-market, not yet listed, or has never been listed on the MLS. When you start a CMA using the multi-select tool from Search, Perchwell allows you to manually enter a subject property.

How it works:

  1. From the Search page, use the multi-select tool to select your comparable listings

  2. Click Create a Report and choose CMA

  3. In the CMA modal, click Add Subject Property

  4. Manually enter the details you know about the property, such as:

    • Address

    • Square footage

    • Bedrooms and bathrooms

    • Any additional available details

  5. Once entered, the subject property is added to the CMA. Scroll to continue customizing the report, and click Next when you’re ready to move forward.


Add a Subject Property from a Listing Details Page

Use this option when the subject property exists in the MLS and can be located using Universal Search. When you add a subject property from a listing, that listing becomes the subject property in your CMA.

How it works:

  1. Locate the property using Universal Search

  2. Open the listing to view its details

  3. Open the actions panel on the right (hover to reveal or click the three-dot menu at the top right)

  4. Click Add to Report

  5. Select CMA

The selected listing is automatically set as the subject property. To complete the CMA, you’ll then add comparable listings by importing them from an existing Tag folder.

💡Important: This method requires the subject property to be discoverable in the MLS at some point. If the property cannot be found using Universal Search, use the manual subject property option instead


Things to Know

  • A CMA can include one subject property

  • Subject properties can be added manually or pulled directly from an MLS listing

  • Adding a subject property does not generate a CMA on its own. Comparable listings must be added to complete the report

  • Manual subject properties are best for off-market properties or those that have never been listed, while listing-based subject properties work best for properties already in the MLS
