When you open SearchAI, the first thing you choose is a search type — also called a search intention. Each intention is a different way of telling Prophetic what you're looking for, and each one surfaces different results and enables different filters. The terms "search type" and "intention" mean the same thing and are used interchangeably throughout the platform. Picking the right one matters.

Finds parcels that are zoned residential, have been through the subdivision process, and are currently sitting as vacant lots ready to build on. These are finished product — no entitlement risk, utilities are typically in place, and you can often move quickly. Useful when your goal is speed to construction rather than land acquisition and entitlement from scratch.

Finds raw or underimproved parcels that are zoned for residential development or likely to be developable under current or pending zoning. This is the core land acquisition search — finding sites that can become communities, not ones that already are. Most land acquisition teams spend most of their time here.

Finds clusters of adjacent parcels that are individually too small to develop but together could support a project. Prophetic identifies these clusters automatically based on combined acreage, zoning compatibility, and adjacency. Use this when you're looking for deals that aren't obvious on their own but become compelling when assembled.

Finds parcels zoned for multifamily development — apartments, townhomes, and higher-density residential. Filters and parameters are calibrated for multifamily rather than single-family, so density, unit yield, and zoning classifications are surfaced accordingly.

Finds parcels zoned for commercial, retail, office, or mixed-use development. Useful for teams that build commercial product or are looking for mixed-use sites that combine residential and commercial components.

You can switch search types (intentions) at any time from the dropdown. When you switch, the filter panel updates to show the parameters most relevant to that search type. Some filters carry over between search types; others are specific to the one you've selected.
