The Competitor Rates section allows you to monitor and compare your Airbnb listing’s daily base pricing against that of selected competitors, track the daily availability and the minimum night requirement for the next 180 days in a multi-calendar view, offering a strategic advantage in price positioning.

Keeping an eye on competitors' rates, daily occupancy and minimum night requirements helps you understand market trends, supply and demand, and adjust your rates to stay competitive, ensuring you maximize occupancy and revenue without undercutting your profit margins.
Step-by-Step Walkthrough
Step 1: Access the Competitor Rates section
Log in to your Rankbreeze account. Navigate to “My Properties” page and click on “Rankings” button. Scroll down to the Competitor Rates section. It is the fourth section on this page.
Step 2: Manage Competitors (Optional)
We recommend up to 15 relevant competitors for your listing, considering factors like property type, amenities, location, and more.
Click 'Manage Competitors' to view more details about each competitor, including their cancellation policy, common amenities, similarity rating, etc. and to manage the competitor list.
Step 2b: Add your Preferred Competitors
If you have a preferred list of competitors you would like to monitor, simply copy and paste their Airbnb URLs into the provided space and click "Add".
Competitors added via the Airbnb URL will have a "Manually added" tag.
Currently, we don't provide a similarity rating for manually added listings.
Step 3: Compare the Rates, Availability, Minimum Nights Requirement
Compare your cleaning fee, base rates, availability, minimum night requirements with those of your competitors. Use these insights to optimize your pricing.
Pro Tips
Apply Filters: Narrow down competitors to match your desired amenities criteria.
Show Amenities: Click 'Show Amenities' to view a list of amenities that competitors share with your listing.
Green - Amenities common to both your listing and competitors'.
Gray - Amenities present in competitors' listings but absent from yours.
Similarity Score: Hover over the similarity rating to see the listing's similarity score.
Refresh Competitors: Get an updated competitor set by clicking the "Refresh Competitors" button.
Expand/collapse the competitors list.
Reorganize the competitors list upon your convenience.

Yes, you can manage your list of competitors at any time by deleting listings that no longer compare directly to yours. You can add new ones on the Competitors Page.

The prices for blocked dates are not visible like the training videos. How do I see them?
The prices for blocked dates are not visible like the training videos. How do I see them?
Following the release of Airbnb's 2023 Winter update, we found that the prices we were receiving for dates that are unavailable for booking (i.e. the blue boxes) were no longer accurate, so we decided to remove them.You can still make precise pricing decisions based on supply. For example, if the majority of the listing's competitors are unavailable to book for the weekend, it means that guests have less options, which gives an available listing a pricing advantage.

I keep seeing a spinning circle instead of prices for competitors that I add. What is wrong?
Typically, listings that have the rolling/spinning circle are no longer active on Airbnb.
You can confirm this by clicking the listing name. If the listing isn’t active, you’ll see an Airbnb error message.
