Use flexible pricing rules to automate your pricing strategy
You can stack rules on top of each other. For example, you can occupancy-based rules that gradually increase your prices by 10% at occupancy rates of 50%, 75%, & 90%
A few of the pricing rules below might not be available for you once you integrate with your PMS. This can happen when certain features, such as blocking nights, aren't available for external connections to adjust via API - this all depends on your PMS & how open their API is. See table below.

Advanced Rules
Time Based Rules
Setup pricing rules to raise or lower prices based on a number of days into the future. It's important to note that time-based rules start to adjust from the present day. If the time-based rule is in a season setting, it will only apply if the present day is in that season.
Occupancy Based Rules
Change your prices automatically based on your monthly occupancy levels.
If you have multiple occupancy-based rules stacked on top of each other, each rule will be based on the previous rule.
For example, if you create rules that raises by 10% for both 50% and 60% occupancy rates, then when your occupancy rate reaches 50% we will raise prices by 10% for all your remaining days left for that month. Once your occupancy reaches 60%, we'll add another 10% increase to your existing prices.
Occupancy = 100% * Reserved nights / total nights
Gap Night Rules
Adjust prices based on unbooked nights between reservations.
Only the days between two bookings are considered as gaps
Gap night rules don't stack on top of each other.
A 3 night gap is only a 3 night gap and it doesn't contain a 1 night gap.
It's only a 3 night gap so the rule you create will only apply to 3 night gaps and not apply to 2 or 1 night gaps
Sometimes gap nights are also called orphaned nights
Minimum Night Rules: Time-Based
Create different minimum night requirements for dates in the future.
For example, 120 days from now, change all your minimum nights to be 3 nights so guests have to book at least 3 nights when they are booking more than 120 days in advance
Minimum Night Rules: Gap Nights
Automatically adjust your minimum night requirements when there are gaps in your calendar.
How is this useful?
For example, you might require guests to book at least 2 nights with you but a 1 night gap may occur.
The 1 night gap will not appear in search results unless you lower this dates minimum night setting to a 1 night requirement
