🏆 How Are the Results Calculated for Sales Awards?
Qualification Criteria
To qualify for a Sales Award, you must achieve 5 sales and 5 vendor reviews within the calendar year (2025).
1. Sales Requirements
You must be the lead agent on all qualifying sales.
Only sales completed in 2025 count toward the total.
2. Review Requirements
You must have at least 5 verified vendor reviews for 2025 sales.
Reviews can be collected from any sale you participated in—either as a lead or a supporting agent.
The reviews must be tied to 2025 sales.
Metrics Used to Determine Winners
Winners are determined using three main metrics (listed in order of importance):
Review-to-Sales Ratio (RSR) – The number of vendor reviews received compared to total properties sold in 2025.
Total Number of Properties Sold (Lead Agent Only) – In the specific award location.
Average Sales Value (Lead Agent Only) – In the specific award location.
Important Notes
Each agent or agency has one RSR for the year, covering all locations.
Your RSR includes both lead and supporting agent sales.
Archiving or withdrawing review requests does not affect your RSR if a verified review is already linked to the property.
Archiving or withdrawing review requests does not negatively affect your RSR metrics. For example, if a vendor review has already been verified and linked to a property, archiving or withdrawing a duplicate or unused review request won't impact calculations. The system always ensures that only one verified review per property counts in the RSR.
Tips to Increase Your Chances of Winning
Tips to Increase Your Chances of Winning
The most important thing to note is that your RSR for the year is the largest factor in all award categories.
1. Get Vendor Reviews for All 2025 Sales:
Request vendor reviews for every sale you’ve made in 2025, no matter the location
Remember, each agency or agent has one Review to Sales Ratio (RSR) for the year—not one for each location. For example, if you're aiming for Agency of the Year – Cremorne, make sure to get reviews for all 2025 sales, even if some are outside Cremorne, like Richmond or South Yarra. Each review helps boost your overall RSR for the award.
The biggest mistake? Skipping reviews for properties outside your target location. Reviews in all suburbs will strengthen your chances of winning your target location.
When managing review requests, remember that actions like archiving unused review requests or withdrawing duplicates do not harm your RSR if there is already a verified vendor review linked to the property.
A. If you’re dealing with rentals, focus on landlord reviews (for the Review-to-Leased-Ratio). Like sales, each agency has one RLR for the year—not one for each location.
2. Collect Reviews for Supporting Agent Sales
For Agent awards, make sure to collect reviews where the Supporting Agent is on the listing:
Agents should collect vendor reviews for every 2025 sale, even for properties where they were a supporting agent. Not getting reviews for supporting agent sales lowers your RSR, which impacts their award chances. (For agency RSR, the Vendor review for each property can be for the lead OR supporting agent.
3. Check the Awards Leaderboards:
Regularly check the agent and agency leaderboards in the Dashboard. Staying updated will help you track your standing.
4. Add Off-Market Sales or Rentals:
Don’t forget to add off-market property sales or rentals in the Dashboard in Properties. These do not come via data feeds/CRMs. This ensures every transaction counts toward your location stats.
5. Follow Up on Outstanding Reviews:
As well as our regular review reminders via email, you can try another approach to collect outstanding reviews:
Go to your AGENT profile on the website, ensure you are not logged in (logout at the bottom of the Dashboard menu.
On your agent profile, find the "Review ####" option and click into the first page of leaving a review that says "Verify your details".
Copy the URL of the page. Use this in an email or text directly to your clients from your own email address or text who haven't reviewed you yet. You can even use BCC to email a bunch of vendors all at once.
This link will work for all clients, as long as their property is on your profile! (This only works for individual agent profiles, though, not agency-wide or rentals).
✅ Pro Tip: Don't be afraid to tell your clients you are trying to win an award for being the best agent in the area when you're chasing reviews! Be proud of your hard work!
I work in new development sales. Am I eligible to win an Agent of the Year award?
I work in new development sales. Am I eligible to win an Agent of the Year award?
Agents or agencies with more than 50% of all their vendor reviews being new development on 2025 properties are not eligible to win any sales awards.
If agents or agencies have over 50% of their vendor reviews are development in one suburb, city or other location relating to an RMA award, they will not be eligible for the award for that specific area.
HOWEVER, if overall, in all locations they have less than 50% of their vendor reviews on new development properties, they are still eligible to win in other locations if in those locations they're under 50%.
PLEASE NOTE:
1. RateMyAgent defines 'new development' reviews as reviews from a user who leaves 5 or more vendor reviews for the same agent or agency on new properties in the same vicinity.
2. The number of sales made is not considered in relation to our development ruling in any way.
This means you can have an unlimited number of development sales that will count for awards (as long as you qualify for the award). When collecting reviews on these sales, however, you need to ensure that each developer is leaving 4 or less reviews so they will not be classified as development reviews OR you make sure to collect more reviews on sales that are not development, than those that are development.
3. The number of buyer reviews is not considered in relation to our development ruling
4. Vendor reviews count for awards if the sale was made that year (this means if reviews are collected for 2025 sales, they're not included in the upcoming awards)
Example one
Agent X
In 2025, in the suburb of Richmond, specifically, he received:
5 vendor reviews from 1 developer
5 vendor reviews from a different developer
9 reviews from other vendors
10/19 development reviews = over 50%, which means he is not eligible for the Richmond award.
Let's say Agent X also collects reviews for sales in Cremorne, South Yarra and Collingwood. The reviews he collects in these areas are not for development.
Agent X is not eligible for an award in Richmond
Agent X can still win awards in other suburbs
Still eligible for the City of Melbourne because he has a lot of other reviews in other suburbs.
Example two
Agency B
In 2025, they have collected:
In Bendigo South
12 reviews from Developer 1 in Bendigo South
4 reviews from Developer 2 in Bendigo South
4 reviews from Developer 3 in Bendigo South
5 reviews from other vendors in Bendigo South
Only the 12 reviews from Developer 1 are classified as development reviews because the other two developers left under 5 reviews each. This means they are counted as regular Vendor reviews.
12/25= less than 50% development reviews in Bendigo South. They are eligible for this location, but only if they meet the criteria of being under 50% overall for the year.
In Bendigo North, the agency have 25 reviews they have collected, on development sales, then they have another 5 vendor reviews from other unique vendors. This means 25/30 for this suburb, they are over 50% development.
In Bendigo West, the agency has 17/20, which is over 50% development.
All vendor reviews for the year: 25+30+20 = 75.Vendor reviews for the year.
Vendor reviews on development properties: 12+25+17 = 54 vendor development reviews.
This means overall for the year, the agency's reviews are 54/75 = 76% development. This means they wouldn't be eligible for any awards.
There are no other rules relating to development reviews outside of winning our annual awards.
We have this ruling in place to ensure an even playing field among our users when completing for a RateMyAgent Award, since agents could get a large amount of reviews from one or little users.
How do I know if I am going to win or if I am close to my competition?
How do I know if I am going to win or if I am close to my competition?
All information regarding how close you are to winning or how far off the competition is can be found in your Awards Leaderboard in your Dashboard. We tell you the metrics we use in order of the weight they hold, but the exact figures are kept under wraps!
Will getting more than one vendor review for the same property increase my RSR?
Will getting more than one vendor review for the same property increase my RSR?
Only one vendor review per property is counted for an agent, so an extra vendor review for the same sale will not increase your ratio or chances of winning an award.
This is the same for agency level awards. Only one vendor review is counted.
If there are two agents on the listing, one lead and one supporting agent, both agents will need to get their own review from the vendor(s) (can be the same vendor or a different vendor of the same property) in order to get their individual review-to-sales ratios high.
- This is because the agent RSR is calculated at an individual level for each agent.
Additionally, managing duplicate or unused review requests (e.g., archiving or withdrawing them) does not negatively impact individual RSR scores, provided a verified vendor review is already linked to the property.
I’m sitting at the top of the location on RMA's website. Does that mean I’ll win the award?
I’m sitting at the top of the location on RMA's website. Does that mean I’ll win the award?
Although there are a couple of similarities, the two are, for the most part, not compatible:
Locations on the website are based on the last 365 days to date (05/12/2024 - 05/12/2025), whereas the awards are calendar year to today's date (01/01/2025 - 31/12/2025)
Locations on the website can only be filtered by 1 metric at a time, whereas our awards are calculated using an accumulated score of 3 metrics- one of these is not on the website (RSR).
These pages count Buyer Reviews (1 review per property counted that can be from the buyer or vendor) and count total reviews, as well as reviews collected on properties older than 365 days, non of which are included for awards.
How we calculate the order for the winner for the Agent of the Year awards can be seen above in this article. Info on location rankings here.

I work in a team; am I eligible to win an award? (ANZ)
All agent awards in Australia and New Zealand do not currently include shared profiles/multiple people on agent profiles.
If you have any reviews on your profile that exclusively refer to another agent, these reviews will be moved to that agent's profile without warning.
If on your profile you have a significant amount of reviews referring to a team or other agents without mentioning you specifically by name, the Awards team will split your reviews between identified team members.
We recommend that you send out review requests for all agents on a listing in order to avoid this.
In New Zealand, 'Team Profiles' on RMA are eligible for team awards.
Team Profiles are made up of multiple agents and requires a Team subscription.
Can I win a Rising Star award two years in a row?
Can I win a Rising Star award two years in a row?
An agent can only win the Rising Star award once. Agents are automatically eligible for the Rising Star award if they have sold their very first listing within the last 3 years and have at least 5 sold properties & 5 vendor reviews within the last calendar year. The metrics for Rising Star are the exact same as they are for any other category.
Why is there a City and Suburb award with the same name?
Why is there a City and Suburb award with the same name?
The suburb award with the same name as the city encompasses all properties that do not specify any other suburb name, only stating the name of the city in the address.
The city award is made up of many suburbs. For example, there is an award for the City of Geelong in Victoria. The city award encompasses the whole area made up of 20 suburbs - for example North Geelong, Geelong West, Newtown.
There is a suburb award for Geelong as well; this includes all properties that have Geelong only on the address, not specifying any other suburb within Geelong. This suburban award usually consists of central properties, is a much smaller area than the city and includes fewer properties than the city, just like all other suburbs within a city.
