Many properties have more than one person on the deed: a spouse, a family member, a co-investor, or an heir. With the Multiple Owners feature, you can now see when a property has additional owners on deed, giving you a fuller picture before you reach out.
This article covers how Multiple Owners works today, where to find it, and what's coming next.
Finding Multiple Owners in SiftMap
Under Owner Details, you'll find a new Multiple Owners filter with two options:
No — shows properties with only one owner on deed
Yes — shows properties with two or more owners on deed
This filter can be combined with any of your other filters. For example, stacking Multiple Owners with the Estate/Heirs filter can help surface useful scenarios such as a property with only one owner where that owner is deceased, versus a property where a second owner is also tied to an estate.
Viewing Multiple Owners on a Record
When a property has more than one owner, opening the record shows both an Owner 1 and Owner 2 (and additional owners, if applicable) under the Owners tab. Owner 2's name is listed alongside the primary owner, separated by a comma if there are more than two.
A few things to know about how this currently works:
Owner 1 is clickable and treated as the primary owner — this is the owner tied to the mailing address and contact details shown on the record.
Owner 2 (and beyond) are currently informational only. They let you know someone else is on deed, but you can't yet click into their details or see separate contact information for them.
Multiple Owners is view-only. It doesn't add or remove owners — it simply shows you what's already on deed according to the data pushed to us by county assessors.
Why this matters
Knowing there's a second (or third) owner on a property helps you have better-informed conversations. For example, if a seller tells you they're the sole decision-maker, seeing that someone else is on deed lets you ask the right follow-up questions without needing to pull county records yourself.
How Owners Get Added to a Record
Owner 2 (and any additional owners) get added to a record in a couple of ways:
Adding a Record from SiftMap or enriching a record — if SiftMap already shows multiple owners for a property, that information carries over.
Uploading a record — if you upload a property that has multiple owners in our data, we'll automatically identify and add the additional owner(s) for you. You don't need to map or provide this information yourself.
Auto-Updates — if Auto-Update is enabled for your account, we'll automatically add the additional owners to existing records if there is an update.
*Note: At this time, there's no way to manually add or upload your own additional owner or associate information to a record. Multiple Owners only reflects what our data already has for additional owners on the deed.
A Common Scenario: Estate + Multiple Owners
Multiple Owners is especially useful when combined with Estate/Heirs filtering. A few patterns worth knowing:
If a property has only one owner and that owner is under an estate, it typically means there's no one else on deed — the county has flagged the record based on a filed death certificate.
If a property has a second owner also listed under an estate, this often happens when two owners were not married (for example, a parent and child, or unmarried partners on the same deed). In these cases, ownership doesn't automatically pass the way it would between spouses, so the estate designation can show up on either owner.
If a spouse passes away, the property typically does not move to an estate designation, since ownership already transfers to the surviving spouse.
These patterns can help you quickly judge how complex a probate or ownership situation might be before you invest research time.

Multiple Owners is the first step toward a more complete view of property ownership. Planned enhancements include:
Clickable secondary owners with their own contact details and mailing address, separate from the primary owner
The ability to identify a second owner as an associate (example: "brother," "co-signer") rather than a co-owner on deed
Individual owner profiles, so each owner tied to a property can also be viewed as their own record — including cases where that owner has their own separate mailing address and even owns other properties
Options to include additional owners and associates when sending mail or outreach for a property
FAQ
Can I click on Owner 2 to see their contact info? Not yet. Right now, Owner 2 (and beyond) are shown for informational purposes only. Full contact details for additional owners are planned for a future release.
If I upload a property with multiple owners, will I need to provide that data myself? No. If our data has additional owner information for that property, it will be added automatically — no mapping required on upload.
Does adding a second owner change who gets mailed? No. Mail and outreach are still tied to the primary owner (Owner 1) and the mailing address on file. Multiple Owners is currently view-only.
Why does an owner sometimes show as "incomplete" or as a "company"? If an owner name includes an estate designation (example, "EST" in the name), the record may show as incomplete since it isn't a standard individual name format. This doesn't necessarily mean the owner is a business entity.
