How to configure tenant-occupied properties

Overview

This guide will show you how to configure properties that are currently occupied by a tenant, including showings before they move out.

Set the earliest showing date and earliest move-in date

Based on the tenant's agreed move-out schedule, you can set the earliest showing date and earliest move-in dates when activating a property in RentEngine:

  1. Go to the Properties tab

  2. Click Edit Property > Take Action

  3. On the first page, click "Is this occupied" and set the:

    1. Earliest move-in date

    2. Earliest showing date (learn more about this here)

  4. Press "Next" to save changes and go to the showing settings

Enable showings while tenant-occupied

Within the showing settings of the property editing flow:

  1. Select Accompanied as the showing method

  2. Add the showing agent(s) and subteam (if applicable)

  3. Enter the phone number for each current tenant

  4. Add their scheduled move-out date for "Notify Until"

  5. Set the minimum notice period to 24 hours (or greater)

  6. Optional: use the Weekly Showing Windows at the top right to set recurring availability for tenant-occupied properties (like Tuesdays and Thursdays, 9am-11am). Highlight the showing windows in blue, then press close

  7. Press "Next" to save changes

Current tenants will be notified by text message of all scheduled and canceled showings until their move-out date.
