Troubleshooting 500 Internal Server Error

Oh no...you got the dreaded 500 - Internal Server Error!! We know you need to file and seeing this error is not helpful. The good news is we can help you fix it.

The 500 - Internal Server Error can usually be caused by a few different things:


Current Active Filings

It could be that you are potentially filing on someone that already exists in the system. In order to check this, access your status report and ensure that there is not a current filing for any of the people you are trying to file on. If you are unaware of how to access your status report you can read our article here on Viewing Your Status Report. If none of the people that you are attempting to file on exist in the status report then continue with the troubleshooting guide. If someone does already exist in the system then you will need to reach out to our Dispossessory Department Manager: dispomanager@rentersref.com or (770) 458-0729 ext. 111 to get that record temporarily removed so that you can submit your filings.

Bad Data Entry

When putting in so much information manually there is always a chance for minor errors. Be sure to double check your data entry. Do not add any random spaces, use any commas or dollar signs, and fill in every required field. We suggest always using the dollars and cents for any money field i.e. XXXX.XX

An input field that often gets bad data is the Month(s) Name Past Due: field. Please ensure you are using the drop down selector to choose the month(s) needed and not leaving that field *blank*.

Required P.O. Field Empty

Another common cause of the error is not having a P.O. when it is required by your company. If your community was set up with the requirement to have purchase order numbers (P.O.) then you will have to put something in that field in order to submit filings. Cached Data or Files

Last but not least you could be getting this error due to cached data or files. This happens every once in a while when you access the system and start to file but get distracted or side tracked with...well...doing your job!! We get it. In between, client complaints, potential new residents, reporting, owners visits and much more you have a lot going on. What sometimes happens is that the wonderful internet browsers that exist try to make our lives easier by saving website information for faster website uploads, will save information in a way that is not visible to the user. The issue with this is it will "clog" the data "pipe" so to speak and we essentially just need to "flush" that data.
